This plan review is based on regulations enforced by the Building Department. You may have other corrections based on laws and ordinance by the Planning Department, Engineering Department, Fire Department or other departments. Present California law mandates that construction comply with the 2010 edition ofthe California Code of Regulations (Title 24), which adopts the following model codes: 2009 IRC, 2009 IBC, 2009 UPC, 2009 UMC and 2008 NEC. The above regulations apply, regardless ofthe code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of the 2009 International Building Code, the approval of the plans does not permit the violation of any state, county or city law. For expeditious processing, corrected sets can be submitted in one of two ways: 1) . Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92009, (760) 602-2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments. 2) . Recheck plans for tempered window locations i.e. within 2 ft of interior/exterior doors. Section R308.4 See 4050's adjacent to French doors. 4. Please dimension room adjacent to proposed hobby room and specify use. It is unclear without this whether or not light, ventilation and egress have been adversely affected? 5. Provide truss details and truss calculations for this project. Specify truss identification numbers on the plans. If applies: Drag truss calculations to reflect required axial loads. The truss design drawings must contain all the information listed in Section R802.10. 6. Please provide evidence that the engineer-of-record has reviewed the truss calculation package prepared by others (i.e., a "review" stamp on the truss layout or a letter). CBC Section 107.3.4.2. 7. If trusses are to be deferred then on the cover sheet note "Submittal documents for deferred submittal items (trusses) shall be submitted to the architect or engineer of record, who shall review them and fonward them to the building official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. Referencing detail 5/S3 which does not address the bolt sizes. • CITY OF CARLSBAD REQUIREMENTS 10. All new residential buildings, including additions, require a soils report. An update letter is required if the report is more than 3 years old. If a room addition is less than 500 sq. ft. in area and only one story, then a soils report is not required. The maximum allowable soil bearing value used in any design must be 10OP psf for this exception. Calculations and notes to use 1000 psf per City of Carlsbad's policy. 11.
