Carlsbad, California 92.008 SITE INSPECTION -AND PRELIMINARY FOUNDATION RECOMMENDATIONS At your request we have made a visual inspection of the above . 'reference site legally discribed as Lot 4, Block C, Subdivision .Bella Vista, County of San Diego, State of California. The :-site has an Assessor's Parcel Number of 206-180-33. It was learned from the owners, the Clarks, that the existing house was constructed.20 years ago. The Clarks have been living in the house for the past 13years. An inspection of the house on this date revealed the hOuse and. pad appear in stable condition. 'There were no large cracks observed in the inside. The stucco . on the outside was in good condition exceptfor occassional cracks which are acceptable for a 20.'year old house'( There was no reported jambing of. doors/windows and/or any 'other" of structural distress. . Inspection of. the building pad revealed that the house is essentially founded on cut. A shallow hand dug hole in the southwest corner of the propbsed addition indicated the soil profile consists of 'about six inches of granular topsoil over a hard brown silty -. . sandstone. The 'buildihg pad is located on a gentle natural slope fronting - the Agua Hedionda Lagoon. There were no obvious landslides, faults, or other geologic' hazards detected. Water seepswere reported from the ten foot cut bank in the northwest portion of the lot. A study of this condition is not within the scope of this report. • - It is understood the proosed remodeling involves a one-story extension of the southwestern .portion of the existing house. . The loads will be carried by newly dug continuous wall footings.. ,• There will also be a second-story addition towards the central portion of the house. These loads will be taken by new isolated footings inthe interior of the house and existing wall footings. Mr.. Robert Little Page July 2, 1985 CONCLUSIONS AND RECOMMENDATIONS S i-It is our opinion that the pad is foundedón firm native - sandstone and that from a geotechnical aspect the proposed remodeling is feasible provided the recommendations contained herein are followed. . 2 - It is recommended that the new wail footings for the one-story addition be at least 12 inches deep by 12 inches wide The footings-should contain at least two #4 reinforcing rods. '- • Place one rod three inches from the top of the footing and the other rod three inches from the bottom. . Use 6x6'/1Oxl0 wire mesh in the center of the new slab. 3- Our inspection indicates a design bearing capacity of 1500 psf'may.safely be-used for continuous and isolated footings. 4 - y new footings: required for the ne two-story-'addition should be at least 18 inches in depth below-the nearest adjacent ground,, 's urf • - . . . '- 5 - Please notify this 'firm after the footings have been dug' to inspect the soil conditions and to verify the bearing capacity. ,7 ENGINEERIN ,- -INC. .
