FOUNDATION REQUIREMENTS 6. Specify the size and spacing of the foundation anchor bolts for the new foundations. The anchor bolts are listed on the plans. However, I do not understand the reason for the stepped footing at existing wall shown in C/D1 and K/D1. The note on the foundation plan sheet S1 indicates "concrete level to match existing" I presume you intend to raise the previously recessed garage slab. Why do the details C & K on D1 show a stepped footing. Why don't these details show how you intend to level the existing slab? Please clarify. 7. Specify HD size and type at each end of the ABW where the brace walls are less than 4ft long. The response indicates that you are using CS-WSP shear wall #3. The CS-WSP does not need a HD if the adjacent opening is less than 64" high. See R602.10.5 and Table R602.10.5. The bottom of the garage door header is shown as 84" on architectural elevation sheet A2 & bottom of the window at the Hall is shown as 84". The min length of CS-WSP panels must be 35" per Table R602.10.5. You may use a "Portal Frame" PFH that is 24" long but you must detail the construction of the PFH per figure R602.10.6.2 of the code. MECHANICAL 13. Note on the plans that the gas fireplace(s) shall be a direct-vent sealed-combustion type. CGC 4.503.1. The fireplace is listed as FMI Products C42. This is a wood burning fireplace with gas log. The fireplace may not have gas log unless it is a gas appliance with sealed combustion. This fireplace does not meet the Green code standards. PLUMBING 15. An instantaneous water heater is required by energy design. . Please include a gas pipe sizing design (isometric or pipe layout) for all gas loads.
