Verify final sets of architectural sheets will again be signed by designer. The permit application states address to be 1155 Oak Ave and the plan state 1150. Please clarify. The plans still show 1150 address for the project. Using GPS and the vicinity map provided on sheet 1, it appears that the address on the plans should be 1155 oak Avenue. Please add the words self-latching (per current code) to proposed fire door between garage and dwelling. Section R302.5.1 There was no response to this correction. Please update the door legend on sheet 3. Show or note on plans that a 100 sq inches of make up air is required in laundry room (to make up of exhaust air being vented out by dryer and for any exhaust fan if one was provided). There was no response was submitted with the correction sheets, still not sure how 100 sq-in will be provided for. Floor drains must be accessible (unless providing a trap primer) in order for owner to keep trap full. Other option is to moved so between washer and dryer. No response. Plans to reflect exhaust fan at bathroom to be minimum 50 cfm with maximum 3 sone level? No sone level noted on sheet 2. No response Not necessarily a correction but could not determine why foundation plan is reflecting drains for shower, water closet and floor and not for lay sinks? The plans do not address how walls at existing garage door opening will maintain required 6" clearance to earth and/or stucco screed to be a minimum of 2" above concrete and 4" above earth etc. For example generally some type of stem wall required across the opening to meet criteria above or re-pouring slab so level? If so then plans should reflect minimum 6 mil vapor barrier required per current code. Detail and reference size, width of stem where applicable and the positive connections i.e. retrofitting steel into existing slab/footings below and to existing stem walls at sides. Specify size of steel, depth of embedment, epoxy type if applicable and new 1/2" x 10" and 3 x 3 x .229 plate washers. No response. 13. If not re-pouring slab to the floor height of existing dwelling then plans to reflect the elevation difference between garage and dwelling and where elevation difference is to occur. It cannot occur where door would swing over a step unless exterior landing is not more than 11/2 inches lower than the top of the threshold. R311.3.1.No response. Furthermore, there are some details that are referenced to the wrong sheets on the floor plan sheet 5. For example, section C15 should be C14; Detail B15 should be B14, etc. 14. If proposing to rip floor joist to level floor and/or to match elevation difference then the following must be addressed: The floor framing as well as the floor diaphragm must be pressure treated (in order to prevent dry rot. The floor must be provided with some type of water proofing (to prevent moisture from wicking up thru the slab and/.or provide under floor ventilation. C) A stem wall would still be required where garage opening occurred in order to elevate framing and weep screed above existing exterior grade and/or existing driveway slab. No response provided. 15. Specify on the plans the following information for the roof materials, per Section R106.1.1: Manufacturer's name and ICC approval number, or equal. Some examples are ELK COMP ESR-1475, OWEN CORNING, ESR -1372, CERTAINTEED ESR-1389, GAF ESR1475 etc. No response provided. Even though the plans say ICC Approved to match existing, an ICC approval number still needs to be provided to verify. 19. No details/information provide for slabs i.e. sand/required vapor barrier (minimum 6 mu) and any reinforcing? No Response provided. Still unable to verify how the existing garage concrete slab will be raised to the floor level of the house. Additionally, if it applies, please clarify where the nailing schedule note 2, for the floor sheathing, on sheet 5 applies.
