The scope of our geotechnical update investigation included a site reconnaissance, review of the referenced documents, excavation of one hand-auger boring and laboratory testing of soil samples obtained from the boring excavation. Our previous geotechnical investigative work at the site is described in Reference 6. SITE DESCRIPTION The site is located at 1165 Harbor View Lane, Carlsbad, California (see Location Map, Figure 1). The lot presently supports a one-story, wood-frame single family residential structure apparently founded on conventional continuous/spread footings with slab-on- grade floors on a relatively level building pad. Appurtenances include concrete driveway and patio slabs with lawm areas at the front and rear of the lot. The site is bounded by Harbor View Lane to the west, and similarly developed residential lots.to the north, south and east. PROPOSED DEVELOPMENT We understand that the proposed second-story addition is located over the central portion -of the existing one-story residence (see Plot Plan, Figure 2). The approximate location of the boring is shown on the attached Plot Plan, Figure 2. The subsurface exploration was supervised by a geologist from this office, who visually classified the soil materials and obtained bulk samples for laboratory testing. The soils were visually classified according to the Unified Soil Classification System. Soil classifications are shown on the attached Boring Log, Figure 3. LABORATORY TESTING Laboratory testing was performed on the near surface samples obtained from the boring. Tests performed consisted of the following: Expansion (ASTM: D 4829) -4 Sulfate Content (EPA 9038) The laboratory test results are presented on the Laboratory Test Results, Figure 4. CONCLUSIONS AND RECOMMENDATIONS J. General Our site reconnaissance indicates that the property is in generally the same condition as during our previous work. Observations made from the hand auger boring indicate that the geology is consistent with our previous work. The proposed construction is feasible from a geotechnical standpoint. Grading and foundation plans should take into account the appropriate geotechnical features of the site. The conclusions and recommendations provided in the referenced report remain generally applicable with minor revisions and are included herein along with seismic parameters for structural design. 46 HETHERINGTON ENGINEERING, INC. The site is not within an earthquake fault hazard zone and no known active or potentially active faults are located on the site, therefore, surface ground rupture is not likely. The fault that has the . potential for generating the highest ground accelerations at the property is the Rose Canyon, situated 8-kilometers (4.9-miles) to the southwest. The most significant probable earthquake to affect the property would be a 7.2 magnitude earthquake on the Rose Canyon fault zone. Depiction of probabilistic 4. seismic hazard analysis utilizing a consensus of historical seismic data and the respective regional geologic conditions that are shown on "The Revised 2002 California Probabilistic Seismic-Hazard Maps" (Reference 5) indicates that ground accelerations of about 0.20 to 0.30g are possible with a 10% probability of being exceeded in 50-years. A 'The proposed addition should be designed and constructed to resist the effects of seismic ground motions as provided in Chapter 16, Division IV-Earthquake Design of the 2001 California Building Code. The basis for the design is dependent on and consideis seismic zoning, site characteristics, occupancy, configuration, structural system and building height. The following seismic design coefficients are based on the 2001 California Building -Code criteria using the Rose,Canyon fault zone at a distance of 8-kilometers (4.9- miles). The. Rose Canyon fault zone has been assigned a maximum probable earthquake of Moment Magnitude 7.2, a slip rate of 1.5mm/year and is a Type B fault. New footings, at least 12-inches wide, should extend'to a minimum depth of 18-inches below adjacent grade and at least 12-inches into the terrace deposits and should be reinforced with a minimum of two #4 bars, one top and one bottom. Footings located adjacent,to utility trenches should extend below a 1: 1 plane projected upward from the inside bottom comer of the trench. Footings, bearing as reconu-nended may be designed for a dead plus live load bearing value of 2000-pounds-per-square-foot. This value may be increased by one-third for loads including wind or seismic forces. A lateral bearing value of 250-pounds-per- square-foot per foot of depth and a coefficient of friction between foundation soil and concrete of 0.4 may be assumed. These values assume that footings will be poured neat against the foundation soils. Footing excavations should be observed by the -Geotechnical Consultant to ensure that they are founded in suitable bearing materials. Based on our previous work, the existing footings for the residence are founded at a depth of 18-inches below grade; however, the geologic unit supporting the existing footings of the residence has not been determined for all areas of the proposed addition. Existing footings founded in undocumented fill soil or weathered terrace deposits could experience as much as 1/2 inch of differential settlement upon addition of new loads from the second-story addition. If such settlement is not within the tolerable limits of the building design, the existing footings should be underpinned so that the footings are founded in terrace deposits in accordance with the previous foundation recommendations. 4. Site Drainage The following recommendations are intended to minimize the potential adverse effects of water on the structure and appurtenances. Consideration should be given to providing the structure with roof gutters and downspouts. All site drainage should be directed away from the structure and not allowed to flow over slopes. On-site soils are sandy in nature and are easily erodible if exposed to a regular drainage pattern. GEOTECHNICAL UPDATE INVESTIGATION Project No. 5375.1 Log No. 9699 'January 4, 2006 Page 5 C. No landscaping should be allowed against foundations. Moisture accumulation or watering adjacent to foundations can result in deterioration of wood/stucco and may affect foundation performance. d. Irrigated areas should not be over-water. Irrigation should be limited to that required to maintain the vegetation. Additionally, automatic systems should be seasonally adjusted to minimize over-saturation potential particularly in the winder (rainy) season. e., All slope, yard, and roof drains should be periodically checked to verify they are r 1~ not blocked and flow properly. This may be accomplished either visually or, in the case of subsurface drains, placing a hose at the inlet and checking the outlet for flow. Sulfate Content Representative samples of the on-site soils were submitted for sulfate analyses. The results of the soluble sulfate tests per EPA 9038 methods are presented on the attached Laboratory Test Results, Figure 4. The sulfate content of the on-site soils is consistent with a negligible sulfate exposure classification per Table 19-A-4 of the 2001 California Building Code. Consequently, special provisions for sulfate resistant concrete are not considered necessary. -Foundation Plan Review Final foundation plans should be reviewed by the Geotechnical Consultant to confinn. conformance with the recommendations presented herein or to -modify the recommendations as necessary. LIMITATIONS The analyses, conclusions and recommendations contained in this report are based on site conditions, as they existed at the time of our investigation and further assume the excavations to be representative of the subsurface conditions throughout the site. If different subsurface conditions from those encountered during our exploration are observed or appear to be present in our excavations, the Geote~hnical Consultant should 'be promptly notified for review and reconsideration of recommendations.
