The purpose of this study is to evaluate the nature and characteristics of the earth materials underlying the property and their influence on the construction of the proposed single-family residence. SITE CONDITIONS The subject property is located south of Magnolia Avenue, near the terminus of a private driveway, in the city of Carlsbad. The site includes a single-family residence and detached garage, situated on a level pad. The rear yard area is relatively level but descends at a grade of about 10 percent, near the western property line. Relief on the site appears to be limited to approximately 1.5 to 2.0 vertical feet. The site is bounded on the north, west and south by developed residential lots. Vegetation includes grasses, shrubs and trees. Ponding occurs in several areas on the site, allowing infiltration of pad water into the underlying terrace deposits, reflecting a generally poorly developed drainage system. PROPOSED DEVELOPMENT Plans were not available for review, at the time of this study. However, it is our understanding that the existing structure will May 28, 1991 W.O. #P-1231 Page 3 be demolished and the proposed structure will entail a two-story single-family residence. The proposed structure will be supported on conventional footings with slab on grade floors. SITE INVESTIGATION Three exploratory borings were excavated on the site with a trailer-mounted auger drill rig, to a maximum depth of 11.0 feet. Earth materials encountered were visually classified and logged by our field engineer. Undisturbed, representative samples of earth materials were obtained at selected intervals. Samples were obtained by driving a thin walled steel sampler into the desired strata. The samples are retained in brass rings of 2.50 inches inside diameter and 1.00 inches in height. The central portion of the sample is retained in close fitting waterproof containers and transported to our laboratory for testing and analysis. GEOTECHNICAL CONDITIONS Artificial Fill No evidence of significant fill deposits were observed on the site. Soil Approximately 8.0 inches of greyish brown silty sand blankets most of the site. The soil is generally dry and loose. May 28, 1991 W.O. #P-1231 Page 4 Terrace Deposits The subject property is underlain by poorly consolidated Pleistocene terrace deposits. This sedimentary unit is classified as tan to reddish brown fine- to medium-grained sand, with minor clay and occasional well rounded pebbles and cobbles. The sandstone is generally weathered in the upper 1.0 to 1.5 feet but becomes increasingly dense with depth. Expansive Soils The terrace deposits encountered on the site do contain varying amounts of clay but they generally exhibit a potential expansion in the low range. Groundwater No evidence of groundwater was observed, to the depth explored. The relatively high moisture content observed in the terrace deposits is probably the result of infiltration of pad water. CONCLUSIONS AND RECOMMENDATIONS General The site is presently occupied by a single-family residence. The soil and weathered terrace deposits encountered on the site are not suitable for the support of structural footings and slabs on grade. It has been our experience that the removal of existing May 28, 1991 W.O. #P-1231 Page 5 foundations, underground utility lines and trees will disturb the soil to depths up to 2.0 feet. In order to provide a uniform condition for the proposed footings and slabs, the soil and weathered terrace deposits should be removed to a minimum depth of 2.5 feet below the existing grade and replaced as properly compacted fill. Where tree root systems are encountered, additional depth of removal may be required. Grading After removal of the existing structures, utility lines and vegetation, the surficial deposits should be removed to the underlying terrace deposits. The existing earth deposits are generally suitable for reuse, provided they are cleaned of all vegetation and debris and thoroughly mixed. The exposed bottom should be scarified to a minimum depth of 6.0 inches, moistened as required and compacted to a minimum of 90 percent of the laboratory maximum dry density. Fill should be placed in 6.0-to- 8.0 inch lifts, moistened as required and compacted to a minimum of 90 percent of the laboratory maximum dry density. The fill should extend a minimum of 5.0 feet beyond the building line. Additional recommendations will be presented should any septic tanks, cisterns, seepage pits or other underground structures be encountered during grading. May 28, 1991 W.O. IP-1231 Page 6 Driveway After removal of all vegetation and debris in the proposed driveway, the exposed subgrade should be inspected by a representative of this firm to determine if any removal and recompaction is required. Foundations The following design parameters are based on an anticipated expansion potential in the low range. Footings for the proposed residence and garage should be a minimum of 12 inches wide and founded a minimum of 12 or 18 inches below the lower most adjacent grade for one- and two-story structures, respectively. A 12-inch-by-12-inch grade beam should be placed across the garage opening. Footings should be reinforced with two No. 4 bars, one along the top of the footing and one along the base. Footings founded a minimum of 12 or 18 inches into approved compacted fill may be designed for a bearing value of 1500 pounds per square foot. The bearing value indicated above is for the total of dead and frequently applied live loads. This value should be increased by 33 percent for short durations of loading, including the effects of wind and seismic forces. May 28, 1991 W.O. #P-1231 Page 7 Resistance to lateral load may be provided by friction acting at the base of foundations and by passive earth pressure. A coefficient of friction of 0.35 should be used with dead-load forces. A passive earth pressure of 250 pounds per square foot, per foot of depth of fill penetrated to a maximum of 1500 pounds should be used in the design. t Slabs On Grade Slabs on grade should be a minimum of 4.0 inches thick and reinforced in both directions with No. 3 bars, placed 24 inches on center. The slab should be underlain by a minimum of two inches of clean sand. Where moisture sensitive floors are used, a minimum 6.0-mil Visqueen or equivalent moisture barrier should be used above the sand blanket and covered by an additional 2- inch layer of sand. Utility trenches underlying the slab should be bedded in clean sand to at least one foot above the top of the conduit, then backfilled with the on-site granular materials or imported sand, compacted to a minimum of 90 percent of the laboratory maximum dry density. However, sufficiently compacting the backfill deposits may damage or break shallow utility lines. Therefore, minor settlement of the backfill in the trenches is anticipated in these shallow areas. To reduce the possibility of cracks occurring, the slab should be provided with additional reinforcement to bridge the trenches. May 28, 1991 W.O. #P-1231 Page 8 Drainage All pad water should be directed away from foundations and around the residence to an approved location. All roof water should be collected and transferred to a suitable location via non-erodible devices. Pad water should not be allowed to pond. Inspections and Density Testing Structural footing excavations should be inspected by a representative of this firm, prior to the placement of steel. Fill should be placed while a representative of this firm is present to observe and test. Plan Review A copy of the final building plans should be submitted to this office for review, prior to the initiation of construction. Additional recommendations may be necessary at that time.
