DANNA 714 Franklin Lane, Apt .1 6 Vista, California 92084 Subject Soils Survey, Proposed Residence and Garage, 1260 Oak Avenue, Carlsbad, California Dear Mr. and Mrs Danna The following report presents the findingsof our limited soil survey performed on the subject poperty The purpose of this survey was to identify the earth materials underlying the footings with respect to construction of a one-story, wood-frame structure with slab and grade, and toascertain allowable design Parameters as prescribed by the Uniform Building Code This survey included observation of footing excavations for the residence and detached garage Laboratory tests were not deemed necessary. The footing excavations had a depth of approximately 12 inches below undisturbed natural soils and exposed the, underlying soils and bearing material Los Angeles County Office: (818)785-2158 . Orange County Office: (714) 647-0277, MR. AND MRS. DANNA MARCH 4, 1988 W.O. 825-SD . 0 PAGE 2 SITE CONDITIONS At the time of our, site visit, the footings had been excavated for the residence and, detached garage. The footings averaged 12 to 15 inches into dense natural soils. The soils exposed in the footings, consist of dense silty sands. The footings were observed to be approximately 12 inches in depth below natural undisturbed soils, and were founded in dense silty and clayey sands. Footing width is 12 inches. The footing trench spoil had been placed below the slab areas.. RECOMMENDATIONS . Drainage . . Drainage from the roof and surrounding areas should, be. directed away from the building. , Foundations The soil on this site is classified as mediumdense, silty sands. Footings may be sized per Table 29-C of the Uniform Building Code. The allowable bearing value is .1,500 pounds per square foot. Footings should be reinforced with a minimum of two #4 steel reinforcing bars, one placed near the top, and one placed near the bottom of the footing. GeoSoUs, Inc. MR. AND MRS. DANNA MARCH 4, 1988 W.O. 825-SD PAGE 3 Floor Slabs Concrete slabs, where moisture condensation is undesirable, should be underlain with -a vapor barrier consisting of a minimum of six mil polyvinyl chloride or equivalent membrane with all laps sealed.' This membrane should be covered with a minimum of one inch of sand to -aid in uniform curing of the concrete. Concrete slabs, except in 'garage areas, should be reinforced with six inch by six inch, No. 10 by No. 10 welded wire mesh. All slab reinforcement should be supported to ensure proper positioning during placement of concrete. Garage slabs should be poured -separately from the, residence footings. A positive separation should be maintained with expansion joint material to permit relative movement. No specific presaturation is required, however, footing trenches and properly compacted soil at pad grade should be well moistened prior to pouring concrete-. •S - - - - - - Warranties •* The geotechnical'engineer has prepared this report in accordance with generally accepted engineering practices and makes no other warranties either expressed or implied as to the professional advice provided under the terms of the, agreement and included in this report.
