addition to | the existing Miller residence located on a parcel of land commonly » known as 1314 Chuparosa Way Carlsbad, San Diego County ™ California Please see Figure No 1, Site Vicinity Map , and I Figure No 2 Site Location Map The scope of our work included obtaining data from a visual inspection of the site and | neighboring sites the logging of soils in three open test pits plus the sampling and testing of the probable foundation soils • and the review of other geologic and geotechnical data relevant to • the development of the site In addition we discussed the history of the site with neighbors who have lived adjacent to the • site since original site grading Based on our evaluation and interpretation of the data I obtained, and our experience with similar soils in this area, the • contents of this report present classifications of the surface and subsurface soils, and our conclusions related to the most • economically desirable and safe type of site development and foundation We give specific values for allowable bearing | pressures for the natural ground and any onsite soils to be used _ in compacted fills and other design and construction • considerations that are applicable and not necessarily routine I I I to quality design and building practices for this site SITE AND PROJECT DESCRIPTION At the time of our investigation, the site was occupied by an existing one story residence The lot is approximately 1/4 acre Job No 289-300 Page 1 I I _ located on the west side of a cul de sac at the north end of ™ Chuparosa Way While the site is essentially flat, it appears • that prior to landscaping and improvements, the property and surrounding properties had a natural, gentle slope to the west • It appears that the natural slope has been modified by constructing a retaining wall along the western and southern • property lines stepping down to developed residential lots on • those two property boundaries On the north property boundary a retaining wall was constructed stepping up to that developed lot • Other than the east side which borders Chuparosa Way the three remaining boundaries are bordered by developed, similar • residential properties A large (42 diameter) oak tree exists on • the south end of the property between the property line and the existing residence • The existing structure which occupies the middle half of the lot was constructed 20 years ago It consists of a one story | conventionally framed building with stucco exterior siding and a • variety of interior finishes Much of the interior had been demolished during the initial phases of a renovation that has I since been halted pending the results of structural and geotechnical engineering recommendations The residence is | founded on a structural slab with thickened portions creating _ strip footings The footings appear to be placed on natural • undisturbed soils Due to the demolition that took place prior to • our investigation it was difficult to determine the condition of the interior finishes as they relate to foundation movement I however the exterior stucco other than where broken during the I Job No 289-300 Page 2 I I demolition appeared to be in good condition, and the slab on • grade throughout the entire existing residence and garage was in • excellent condition The proposed addition is to be primarily a second story added • to the existing residence In addition, the ground floor will be extended approximately 4 feet to the south It will be • conventionally framed with standard shear walls used to resist • lateral loads H FIELD INVESTIGATION AND SUBSOIL CONDITIONS • Our field investigation was conducted on October 16, 1989 • Three exploratory test pits were excavated, by hand, with shovels and electric shovels Test pats were excavated along the south • edge of the building and adjacent to the west side in a flowerbed The north and east sides of the building were relatively • inaccessible due to existing concrete aprons poured against the • building As excavation of the test pits proceeded, test pit logs were generated Hand penetration tests (unconfined compression • tests) were conducted on the various soils exposed in the test pits Soil samples were obtained, and laboratory tests were I conducted on selected representative samples The depth of the M exploratory test pits was dictated by obtaining sufficient information for the safe development of the site I The subsoils in the test pits were similar In general, they consisted of one foot layer of silty sand with root hairs and I I roots up to 1/2 inch in diameter, overlying a medium stiff brown silty sand to the bottom of each of the three test pits Soils Job No 289-300 Page 3 I are gianular in nature -ind classified as SP-SM according to the • uniform classification system Those tested exhibit very low swell potential with an expansion index of 2 They appear to be I uniform in nature, however, directly at the footing level, a _ substantial amount of root and other organic material appears to ™ have developed since placement of these footings The soil 6 to • 12 inches beneath the existing footing grade appeared to be significantly more capable of supporting foundation loads Please g refer to Figure No 3, Site Plan/Location of Exploratory Test Pits GEOLOGY AND SEISMICITY I A review of published geologic maps, aerial photographs, and mm the City of San Diego Seismic Safety Study suggests that no geologic hazards such as faults or potential landslides exist I within the project boundaries No active faults are known to exist at or in the immediate vicinity of the site, and none were I observed during our investigation The nearest known active _ faults are the Elsinore Fault and the San Jacinto Fault which lie ™ approximately 33 miles and 60 miles to the northeast respectively • It is our opinion that the site could be subjected to moderate to severe ground shaking in the event of a major earthquake along • either of the faults mentioned above or other faults in the southern California region however, the seismic risk at this site I I I is not significantly greater than that of the surrounding developed area Job No 289-300 Page 4 I I I CONCLUSIONS AND RECOMMENDATIONS GENERAL In general it is our opinion that the site is suitable for | the proposed development, provided that recommendations presented » herein are carefully followed The upper soils vary in their density and organic content, and may require some special I attention as recommended herein Underpinning may be required to establish suitable foundation support at isolated point loads FOUNDATIONS • Genera.! In deriving foundation recommendations for this site, the | subsoil conditions the proposed construction, and the existing M construction were evaluated Considerations were given to the possibility for failure of the foundation soil or the build-up of I detrimental supplemental stresses in the structural elements due to differential vertical or lateral movement of the foundation | soils The present development as described in the Site and _ Project Description portion of this report, indicates that a ™ second story addition with resulting increased loads to the • existing footings is proposed at this site The project and site are well suited for the use of | continuous strip footings or isolated spread footings, or pads or appropriate combinations of these systems with slab on grade • construction, if they are placed on natural, suitable materials • Loads that are increased significantly may require the addition of individual pads or footings underpinned beneath the existing I I footings to help distribute these increased loads to the more Job No 289-300 Page 5 1 1 1 1 1 1 1 1 1 1 1^•B 1 sound materials below the existing bearing soils A suitable foundation system with tolerable movement, 3/4 inch total and 1/2 inch differential over a 15 foot horizontal distance may be constructed if the following design and construction precautions are observed Footing Foundation 1 All areas where the load to the footings is increased less than 50% and does not exceed a total allowable bearing value of 1,200 psf may bear on the existing footings 2 All areas that increase the existing load on footings by more than 50% or exceed a total allowable bearing value of 1,200 psf should have footings extended 12 inches down to the firmer soils These footings may be designed for an allowable bearing value of 1,500 psf 3 All new footings should be dowelled into the existing footings per Structural Engineer s recommendations to adequately tie the footings together 4 At a minimum, footing reinforcement should consist of two continuous #4 steel reinforcing bars placed horizontally in the footings, one near the top and one near the bottom They shall be spaced no farther than 12 inches in each direction for isolated foundation pads 5 Our estimate of tolerable limits of settlements should be confirmed by a structural engineer or architect, or the designer of the residence 6 All bearing values may be increased by 33% when considering wind seismic, or other short duration loadings The above foundation recommendations are based assumption that footings will be on natural soils We on the recommend that an excavation in the garage slab be provided to observe the suitability of the soils and footings at this portion of the second story addition We recommend that we be called to inspect Job No 289-300 Page 6 I I I I I I I I I I I I I I I I I I I any excavations for footings and slabs prior to placing concrete If possible in order to avoid delays or extra costs, placing of reinforcement should not occur until after the soils have been inspected CONCRETE SLABS ON GRADE Slab on grade construction is suitable at this site where the expansion to the south will be increasing the first floor slab size A suitable slab can be constructed if the following guidelines are closely adhered to 1 Concrete slabs on grade should have a nominal thickness of 4 inches and should be reinforced with 6 x 6 - [305 Laurel i U Undisturbed sample [Gleneden Beach, OR 97388 [Figure No 6 I I I I I I I APPENDIX A • GRADING SPECIFICATIONS I I I I I I I I I I Suggested Specifications for Placement of Compacted Earth Fill and/or Backfill I I I I I I I I I I I I I I I I I I I APPENDIX A GRADING SPECIFICATIONS Suggested Specifications for Placement of Compacted Earth Fill and/or Backfills GENERAL It 1s advisable that a soils engineer1 be on site to provide observation during filling and grading operations and shall be the owner's representative to Inspect placement of all compacted fill and/or backfill on the project The soils engineer shall Inspect all earth materials prior » to their use, plus the methods of placing, and the degree of compaction obtained MATERIALS Soils used for all compacted fill and backfill shall be approved by the soils engineer prior to their use No material, Including rock, having a maximum dimension greater than 6 Inches shall be placed 1n any structural fill Any fill containing rock should be carefully mixed to avoid nesting and creation of voids In no case shall organic material be used as a ' fill and/or backfill material PREPARATION Q£ SUBQRADE All topsoll, vegetation (Including trees and brush), timber, debris, rubbish, and other unsuitable material shall be removed to a depth satisfactory to the soils engineer and disposed of by suitable means before beginning preparation of the subgrade The subgrade surface of the area to be filled shall be scarified to a minimum depth of 6 Inches, moistened or dried as necessary, and compacted 1n a manner specified below for the subsequent layers of fill Fill shall not be placed on muddy ground |i PLACINQ FILL No organic or other unsuitable material shall be placed 1n the fill, and no fill shall be placed during unfavorable weather conditions, which will be adverse to the fill placement All clods shall be broken Into small pieces,1 and distribution of material 1n the fill shall be such as to preclude the formation of lenses of material differing from the surrounding material The materials shall be delivered to and spread on the fill surface in a manner which will result in a uniformly compacted fill Each layer shall be thoroughly mixed during spreading to Insure -1- I I I I I I I I I I I I I I I I I I I uniformity of material and moisture In each layer Prior to compacting, each layer shall have a maximum thickness of 6 to 10 Inches, and Its upper surface shall bo approximately horizontal Each successive 6 to 10 Inch 11ft of fill being placed on slopes or hillsides should be benched Into the existing elopes, providing good bond between the fill and existing ground. i i MOISTURE CONTROL While being compacted, the fill material in each layer shall, as nearly as practical, contain the amount of moisture required for optimum compaction, and the moisture shall be uniform throughout the fill If, 1n the opinion of the soils engineer, the material proposed for use in the compacted fill 1s too wet to permit adequate compaction, it shall be dried in an acceptable manner prior to placement and compaction. COMPACTION I I I When an acceptable, uniform moisture content is obtained, each layer shall be compacted by a method acceptable to the soils engineer and as specified in the foregoing rjeport as determined by applicable standards Compaction shall be performed I by rolling with approved equipment, well suited to the soils being compacted If a sheepfoot roller 1s used, it shall be provided With cleaner bars attached 1n a manner which will prevent the accumulation of material between the tamper feet The rollers should I be designed so that effective weight can be Increased. , MOISTURE-DENSITY DETERMINATION Samples of representative fill materials to be placed shall be furnished by the contractor to the soils engineer for deter- mination of maximum density and optimum 'moisture or Relative Density for these materials Tests for this determination will be made using methods conforming to requirements of ASTM D-698, ASTM D-1557 or ASTM D-2049 The results of these tests shall be the basis of control for all compaction effort. DENSITY TESTS The density and moisture content of each layer of compacted fill will be determined by the soils engineer 1n accordance with ASTM D-1556, ASTM D-2167 or ASTM D-2922. Any maUMal found not to comply with the minimum specified density shall be recompacted until the required density 1s obtained.
