Box 356 Solana Beach, CA. 92075 Subject : Project No. 96-1106F4 Limited Soil Investigation Proposed Residential Building Site 1320 Knowles Avenue Carlsbad, California Dear Mr. Bennett In accordance with your request, we have performed a limited soil investigation of subject property, more. specifically referred to as being Parcel A of Parcel Map No. 16664, in the City of Carlsbad, State of California. It is our undertanding that a single-family residence is proposed for the site. The purpose of this ireport is to present our engineering evaluation of the site, and our geotechnical engineering recommendations relative to the proposed improvement thereon. In order to accomplish this purpose, the undersigned visited the site on October 31, 1996, and reviewed the topography and site conditions. Two exploratory borings were excavated with a portable bucket auger at locations as shown on Figure No. 1, entitled, "Approximate Location of Exploratory Borings". The borings were excavaated to depths of 3.5 feet below existing ground surface, and the soil type encountered consisted of brown silty fine sands (terrace deposits). Soil samples were collected and tested in the laboratory as more fully described on page L-1 attached'hereto. 1. From the site investigation, it was determined that a. Subject property is a rectangular-shaped property of approximately 8,000 square feet, located on the north C(3 Project No.-96-1106F4 Mr. Russell Bennett 11/08/96 Page 2 side of Knowles Avenue, between Gregory Drive and Elmwood Street. It is our understanding that the site was previously occupied by a single-family residence which has since been demolished. The site is currently vacant. b. The topography of the area may be described as relatively level, with drainage in a general westerly direction. The general area is underlain by terrace deposits, which on subject property was encountered in the form of dark brown and light brown silty sands. Laboratory test results indicate that these soils possess low expansion potential (Expansion Index = 29). C. No watercourses will be interrupted by the proposed construction, and no seeps or springs were observed during our site inspection. 2. Based on the results of the site investigation, it is concluded that no adverse soil conditions were encountered which would prohibit the proposed development of the property. It is recommended, however, that the following recommendations be followed a. It is recommended that a safe allowable soil bearing value of 1,500 pounds per square foot be used for the design and checking of foundations. l. It is recommended that the upper 18 inches of the existing soils within 10 feet outside the foundation line of the proposed building be removed, the bottom scarified to a depth of 8 inches, the soils properly moistened; and uniformly recompacted to at least 90 per of maximum dry density, in accordance with the applicable provisions of Appendix I attached hereto, entitled, "Recommended Earthwork Specifications". C. It is recommended that the continuous footings be reinforced with 2 #5 rebars; one rebar located near the top and the other near the bottom of the footings. The concrete slab should be underlain by four inches of clean sand and a moisture barrier, and be reinforced with a minimum of 6x6-10/10 welded wire fabric, placed at mid-height-of slab. General Description The objective is to obtain uniformity and i.nternal'strength in filled ground by proven engineering procedures and tests in order to provide a safe foundation support for the proposed-,structures. The procedures include the clearing and grubbing, removal of existing structures, preparation of land to be filled, processing the fill soils, filling of the land, and 'the spreading and compaction of the filled areas to conform with the grades and slopes as shown on the approved plans. The Owner or his authorized agent shall retain a qualified Soil Engineer (herein referred 'to as Engineer) to inspect and test the filled ground during placement to verify its uniformity of c,ornpactior to -the specified 90 percent of maximum dry density. The Engineer shall advise the Owner or his agent and 'the ' 'grading contractor immediately if any unsatisfactory conditions are observed to exist and shall have the authority to reject the compacted filled ground until the necessary corrective measures are taken, in order to comply with the project specifications. It shall be the sole responsibility of the grading contractor to achieve the specified degree of compaction. Clearing, Grubbing,. and Preparing' Areas to be Filled a. All structures, any vegetation not utilized in landscaping and other biiodegradable refuse shall be piled and removed, or otherwise disposed of as to leave the areas to be filled free of vegetation and debris. Any uncompacted filled ground or loose compressible natural ground shall be removed unless the report recommends otherwise. Any unstable, soft, swampy, or otherwise unsuitable areas shall be corrected by draining or removal, or both. Appendix I Page 2 of 8 b. Any septic or other buried tanks, if encountered, and debris must be removed from the site prior to any building, grading or fill operations. Septic tanks, including all connecting drain fields and other lines, must be totally removed and the resulting depressions properly reconstructed and filled to the complete satisfaction of the Engineer. C. All water wells on the site which are to be abandoned shall be capped in accordance with the regulations of the San Diego County Department of Health Services. The strength of the cap shall be at least equal to the adjoining soil. The final elevation of the top of the well casing must be a minimum of 36 inches below the lowest adjacent grade prior to any grading operation. The natural ground which is determined to be satisfactory for the support of the filled ground shall then be plowed or scarified to a depth of at least six inches, and until the surface is free from ruts, hummocks, or other uneven features which would tend to prevent uniform compaction by the equipment to be used. After the natural ground has been prepared, it shall then be rought to the proper moisture content and compacted to not less than 90 percent of maximum dry density in accordance with A.S.T.M. D1557-91 method which uses 25 blows of a 10-pound rammer falling 18 inches on each of 5 layers in a 4-inch diameter 1/30 cubic foot cylindrical mold. Where fills are made on hillsides or exposed slope aeas with gradients greater than 10 percent, horizontal benches shall be cut into firm undisturbed natural ground In order to provide both lateral and vertical stability (refer to Figure No. 1). This is to provide a horizontal base so that each layer is placed and compacted on a horizontal plane. The initial bench at the toe of the fill shall be at least 10 feet in width on firmundisturbed natural ground at the elevation of the toe stake placed by the surveyor. The Engineer shall determine the width and frequency of all succeeding benches which will vary with the soil conditions and the steepness of slope. Appendix I Page 3 of 8 3. Materials and Special Requirements The fill soils shall consist of select materails free from vegetable matter, and other deleterious substances, and shall not contain rocks or lumps greater than 6 inches in diameter. This may be obtained from the excavation of banks, borrow pits or any other sources approved by the Engineer and by mixing soils from one or more sources. If excessive vegetation, rocks or soils with inadequate strength or other unacceptable physical characteristics are encountered,- these shall be disposed of in waste areas as shown on the plans or as directed by the Engineer. Placement of oversized rock (larger than 6 inches in diameter) shall be performed under the supervision of the Engineer. Figure No. 2 schematically illustrates .Some of the areas where oversized rock may be placed. No rocks will be allowed to "nest" and all void spaces must 'be carefully filled with gravel and/or earth, properly compacted. ,c. If, during grading operations, soils are found which were not encountered and tested in the preliminary investigation, tests on these soils shall be performed to determine their physical characteristics. Any special treatment recommended in the preliminary or subsequent soil -report not covered herein shall become an addendum to these specifications. d. The testing and specifications for the compaction of subgrade, subbase and base materials for roads, streets, highways, or other public property or rights- of-way. shall be in accordance with the standards of governmental agency having jurisdiction. 4. Placing, Spreading and Compacting Fill Materials a. When the moisture content of the fill material is below that specified by the Engineer, water shall be added in Appendix Page 4 of the borrow -pit until the moisture content is near optimum to assure uniform mixing and effective compaction. b. When the moisture content of the fill material is above that specified by the Engineer, resulting in inadequate compaction or unstable fill., the fill material shall be aerated by blading and scarifying or other satisfactory methods until the moisture content is near optimum as specified. C. After processing, the suitable fill material shall be placed 'in layers which, when compacted, shall not exceed six inches (611 ). Each layer shall be spread evenly and shall be thoroughly mixed during the spreading to ensure uniformity of material and moisture in each layer. d.. After each layer has been placed, mixed and spread evenly, it shall be throughly compacted to not less than the density set forth in para. 2(e) above. Compaction shall be accomplished with sheepsfoot rollers, multiple-wheel pneumatic-rollers, or other approved types of compaction equipment, such as vibratory equipment that is specially designed for certain soil types. Rollers shall be of such design and maintained to such a level that they will be able to compact the fill material to the specified density. Tamping feet of sheepsfoot rollers shall be maintained such that the soil will be compacted rather than sheared by. the roller. Rolling shall be accomplished while the fill-material is at the specified moisture content. Rolling of each layer shall be continuous over its entire area and the rollers shall make sufficient trips to Insure that the specified density has been obtained. Rolling shall be accomplished in a planned procedure such that the entire areas to be filled shall receive uniform compaction effort. e. • The surface of the fill slopes shall be compacted by means of sheepsfoot rollers or other suitable equipment. Compacting operations shall be continued until the slopes are stable as determined by the Engineer and until there is no appreciable amount of Appendix I Page 5 of 8 loose soil on the slopes. Compacting of the slopes shall be accomplished by backrolling the slopes in increments of 3 to 5 feet in elevation gain or by other methods producing satisfactory results. Field density tests shall be taken for every -two feet in elevation gain, after compaction, but may be taken at more frequent intervals (less than 24 inches in elevation gain) if required by the Engineer. The location of the tests in plan shall be so spaced to give the best possible coverage and shall be taken no farther apart than 100 feet. Tests shall be taken on corner and terrace lots for each two feet in elevation gain.. The Engineer may take additional tests as considered necessary to check on the uniformity of compaction. Where sheepsfoot rollers are used, the tests shall be taken in the compacted material below the disturbed surface. No additional layers of fill shall be spread until the field density tests indicate that the specified density has been obtained. The fill operation shall be continued in six-inch compacted layers as specified above, until the fill has been brought to the finished slopes and grades as shown on the approved grading plans. Inspection Sufficient inspection by the Engineer shall be maintained during the filling andcompacting operations so that he can verify that the fill was constructed in accordance with the accepted specifications. Seasonal Limits No fill material shall be placed, spread, or rolled if weather conditions increase the moisture content above permissible limits. When the work is interrupted by rain, fill operations shall not be resumed until field tests by the Engineer indicate that the moisture content and density of the fill materials are as previously specified.
