The near flat-lying site is presently vacant The rectangular shaped lot has approximately 60 feet of frontage to the south along Cynthia Lane and extends approximately 140 feet to the north The property is otherwise bounded to the west by a vacant lot and to the north and east by residential structures The western half of the area to be developed (south half of the lot) is depressed by up to 3 5 feet from the remainder of the site (see attached Plate Number 1) SOIL DESCRIPTION As exposed in two hand dug test pits (maximum depth three feet), the site is covered by a layer of loose to medium dense, humid moist, red-brown and brown, silty sandy topsoil/fill The layer ranges in depth from one foot to 1 5 feet This material is subsequently underlain by terrace deposits consisting of medium dense, humid moist, red-brown silty sand. Fill soils up to two feet deep comprise the western side of the existing cut slope previously described (see Plate Number 1) An expansion index test was performed on a representative sample of the foundation soils. The test results are presented on Plate Number 2 and indicate a nonexpansive foundation soil condition A single point consolidation test preformed on an undisturbed sample of terrace deposits The test results are presented on Plate Number 3 and indicate a moderately compressible condition upon saturation CONCLUSIONS AND RECOMMENDATIONS GENERAL No geotechnical conditions were found which will preclude site development as presently proposed. The site is underlain by a relatively thin mantle of compressible topsoil/fill deposits This material is considered unsuitable, in its present condition, for the support of settlement SCSAT 8721003 January 30, 1987 Page 3 sensitive improvements and will require removal and replacement as compacted fill If this material is not densified, special foundation consideration will be required Recommendations for both alternatives are provided herein The underlying terrace deposits were found to be moderately compressible upon saturation This condition will require increase foundation reinforcement The expansive characteristics of the prevailing foundation soils were found to be nonexpansive Provided herein are foundation recommendations reflecting this condition GRADING SITE PREPARATION If conventional foundations are preferred, site preparation should begin with the removal from the site of any deleterious matter and/or vegetation Existing topsoil/fill deposits underlying settlement sensitive improvements (driveways and exterior slabs included) should be removed to firm natural ground This is defined as soil having an in-place density of at least 85 percent as determined in accordance with ASTM D-1557-78 Method A or C The bottom of the excavation, should be scarified to a depth of 12 inches, watered thoroughly and recompacted to at least 90 percent The material removed should then be placed in thin compacted layers until desired elevations are reached Minimum horizontal distance of removal is five feet beyond the perimeter of the improvements or to property line, whichever is less. SURFACE DRAINAGE- It is recommended that all surface drainage be directed away from the proposed structures and the top of slopes. Ponding of water should not be allowed adjacent to foundations EARTHWORK. All earthwork and grading contemplated for site preparation should be accomplished in accordance with the attached Recommended Grading Specifications and Special Provisions All special site preparation recommendations presented in the sections above will supersede those in the Standard Recommended Grading Specifications. All embankments, structural fill and fill should be compacted to at least 90% relative compaction at or slightly over optimum moisture content Utility trench backfill within 5 SCSS1 8721003 January 30, 1987 Page 4 feet of the proposed structures and beneath asphalt pavements should be compacted to minimum of 90% of its maximum dry density. REINFORCEMENT: Both exterior and interior continuous footings should be reinforced with one #5 bars positioned near the bottom of the footing and one #5 bars positioned near the top of the footing This reinforcement is based on soil characteristics and is not intended to be in lieu of reinforcement necessary to satisfy structural considerations INTERIOR CONCRETE SLABS-ON-GRADE: Interior concrete slabs-on-grade should have a minimum, actual thickness of six inches and be underlain by a four-inch blanket of clean poorly graded coarse sand or crushed rock The slab should be reinforced with No 3 reinforcing bars placed at 12 inches on center each way The bars should be extended 12 inches into the footings Where moisture sensitive floor coverings are planned, a vi squeen barrier should be placed on top of the sand layer. A two-inch-thick layer of clean sand should be placed over the vi squeen to allow proper concrete curing.
