Present California law mandates that construction comply with the 2007 edition of the California Building Code (Title 24), which adopts the following model codes: 2006 IBC, 2006 UPC, 2006 UMC and 2005 NEC. The above regulations apply, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of the 2006 International Building Code, the approval of the plans does not permit the violation of any state, county or city law. To speed up the recheck process, please note on this list (or a copy) where each correction item has been addressed, i.e., plan sheet number, specification section, etc. Be sure to enclose the marked up list when you submit the revised plans. Provide a statement on the Title Sheet of the plans, stating that this project shall comply with the 2007 California Building Code, which adopts the 2006 IBC, 2006 UMC, 2006 UPC and the 2005 NEC. Clearly dimension building setbacks from property lines, street centerlines, and from all adjacent buildings and structures on the site plan. Sec. A106.1.1. . FIRE PROTECTION Show locations of permanently wired smoke alarms with battery backup as follows (Section 907.2.10.1.2): Inside each existing bedroom. On the ceiling or wall outside of each separate existing sleeping area in the immediate vicinity of bedrooms. In each story within a dwelling unit, including basements. NOTE: Where more than one smoke alarm is required to be installed within a unit, the smoke alarms shall be interconnected in such a manner that the activation of one alarm will activate all of the alarms in the unit. Where an addition, alteration or repair to an individual dwelling unit or guestroom in Group R requires a permit, battery-operated smoke alarms shall be installed in the existing construction in accordance with the preceding item. Section 907.2.10.5.2. . GENERAL RESIDENTIAL REQUIREMENTS 6. Windows required for natural light shall not open into a roofed porch unless the ceiling height is at least 7 feet, the longer side is at least 65% open, and the porch abuts a street, yard or court. Section 1205.2.2. 7. Show that ceiling height for habitable rooms and hallways is a minimum of 7'-6". Section 1208.2. EXITS, STAIRWAYS, AND RAILINGS 8. Guards (Section 1013): Shall be installed at balconies or porches more than 30" above grade or floor below. (if applicable at front) Shall have a height of 42" (may be 34" along the sides of stairs). CBC Section 1013. Shall be detailed showing adequacy of connections to resist the horizontal force prescribed in Section 1607.7. 9. Provide stairway and landing details. Section 1009. (Steps at front. Specify rise and run on the plan.) Maximum rise is 7-3/4" and minimum run is 10". A nosing not less than .75 inch but not more than 1.25 inches shall be provided on stairways with solid risers where the tread depth is less than 11 inches. Solid risers are required, or risers shall be sufficiently solid to prevent the passage of a 4" sphere. Section 1009.3.3. The greatest riser height within any flight of stairs shall not exceed the smallest by more than 3/8 inch. The greatest tread depth within any flight of stairs shall not exceed the smallest by more than 3/8 inch. 10. Handrails (CBC Section 1009.10): a) Handrails are required on each side of stairways (stairways within dwelling units only require handrails on one side). Exception: Stairs with fewer than four risers do not require any handrails. b) Handrails and extensions shall be 34" to 38" above nosing of treads and be continuous. See Section 1012.3 for alternatives. Handrails projecting from walls shall have at least 1-1/2 inches between the wall and the handrail. Ends of handrails shall be returned or shall have rounded terminations or bends. ROOFING Roof coverings, other than wood shakes and shingles, shall be Class A. (it policy). Show the required attic ventilation on the plans. Show "area required" and area provided." The net free ventilating area shall not be less that 1/150th0f the area of the space ventilated. Further, 50% of the opening area must be provided with ventilators in the upper portion (at least 3' above eave or cornice) with the balance of ventilators provided by eave or cornice vents. Exception: 1/3 00th ventilation area is permitted where, in addition to the requirements above, a vapor retarder is installed on the Warm side of the attic insulation. Section 1203.2. Show location of attic access with a minimum size of 20"x30", unless the maximum vertical headroom height in the attic is less than 30 inches. Access must be provided to, each separated attic area. Section 1209.2. GARAGE AND CARPORTS The garage shall be separated from the residence and its attic area by not less than 1/2" gypsum board arrnlied to the garage side. Section 406.1.4.
