Include a copy of the design calculations for the site building foundation stem walls that are shown retaining as much as 50" of soil. The design calculations must include the code and soil report loading and the design justification for the proposed stem wall reinforcing. No calculations were provided for the 50" high retaining wall acting as the foundation stem wall. Note on the foundation plans that special inspection is required for the site constructed masonry stem walls as much as 60" high. See CBC Section 1704.5. No response and no note was found to indicate special inspection for the masonry system walls that may be as much as 60" high. Detail on the plans the site built porch steps and landing for each of the exterior doors as shown on the elevations. Section 1009. The stair detail provided on sheet S-103 does not show the required landing at the top of the entrance steps. The landing must be 36" deep (in the direction of travel) 6. Show on the foundation plans the foundations for all the site built stoops, landing and access steps. There is no concrete footing shown at the base of the pressure treated stair stringers shown in detail on sheet S-103. Inc., including; soil type, bearing capacity, equivalent fluid weights, and recommendations regarding foundation size and reinforcement, slab thickness & reinforcement and soils compaction. DESKTOP INVESTIGATION The United Stales Geological Survey "Geologic Map of the 0ceanside30' x 60' Quadrangle, California." by Michael P. Kennedy and Siang S. Tan. 2007 was used to determine the surficial geology at 1369 Magnolia Avenue in Carlsbad, California. The Geologic Map indicates that the surface geology consists of Quaternary terrace deposits Qt, specifically Qop2 . Poorly sorted, moderately permeable, reddish-brown, inter-fingered standlinc, beach estuarine and coil uviaj deposits comprised of siltstone, sandstone and conglomerate. The soil type determination is consistent with the findings of CTE's Job No. 10-8791 G, dated April 3, 2007. / BEARING CAPACITY The bearing capacity of the primarily sandstone formations is estimated at 2000 pounds-per- square-foot (psf) based on minimum 12-in by 12-in continuous footings. The bearing capacity may be increased 30 psf for each foot of foundation width increase and 500 psf for cach foot of foundation depth increase to a maximum of 4000 psf (jONTINIOUS FOOTING, REINFORCEMENT, SLAB FOUNDATION, COMPACTION. AND EQUIVALENT UNIT WEIGHT RECOMMENDATIONS: Continuous Footings should be a minimum of 12" wide and 12" deep for one-story structures and a minimum of 15" wide and 18" deep for two-story structures. Continuous Footing should consist of 2500 psi minimum concrete and contain a minimum of 4 nos. of 44 Rebar, two rebars located near top of footing and two rebars located near the bottom of footing with 2.5-inches minimum concrete cover on both top and bottom. Slab foundations should 4.5-inches thick, 2500 psi minimum concrete, and be reinforced with #3 rebar centered within slab on 18-in horizontal centers each way to prevent cracking. A moisture and vapor barrier of 10 mils of Visqueen overlaying a maximum layer of 2-inchs of SE 30 sand should be installed beneath the slab foundation. Continuous Footings and Slab Foundations should be placed on undisturbed soil or soils re- compacted to a minimum of 95% per ASTM D-1557. Disturbed soils not directly adjacent to the foundation should be re-compacted to a minimum of 90% per ASTM D-1 557. Equivalent Fluid Unit Weights for design of cantilevered (yielding) retaining walls should be 35 psf for level backfill, and 55 psf for 2:1 sloped backfills.
