sheets. The area that has been referred to as an attic appears to resemble a
second floor and will be reviewed as such from this review.

sealed by the California state licensed engineer or architect responsible for their
preparation. Specify expiration date of license. (California Business and
Professions Code). This will be verified on final sets. The designer listed on
the title block needs to be the one signing. The last set of plans were
signed. NO PENCIL OR PENNED IN CORRECTIONS ARE ALLOWED ON
THE FINAL SET. THIS SET HAD SEVERAL PENCILLED IN CORRECTIONS.
7. 08/13/2008: The stairway to the storage attic is not correct. Please review all of
Section 1009 and correct. In a meeting with Brian Seiderman it was mentioned
that the lightly dotted in door at the bottom of the stairs is intended to remain. I
believe the dotted in nature of the drawing suggests-that his door was to be
removed. If it is to remain, the door shall not swing over a step per section
1008.1.4. Please correct.

framing and attic framing plans. A live load of 40 psf should be used for the
attic as it is accessed by stairs. Some of the framing shown is overstressed
when a live load of 40 psf is used and I or the loads from the dormers are
added. Two examples: 1) The 4x12s spanning 16 1/2 supporting the larger
dormer as well as the point loads from the 4x12 spanning between them
which supports the attic floor, existing roof and dormer wall. (Please note
that even when the lower storage load of 20 psf is used these 4x12s would
be overstressed) 2) the 2x6 floor joists @ 16" o.c. spanning 10.5' are
overspanned. Per table 1607.1 CBC footnote k, attic areas accessed by a
fixed stair are required to be designed with the live load required for

8. Provide details of winding stairway complying with Section 1009.3: All winding
treads must comply with the following.
a) Minimum tread is 6 inches at any point and minimum 10 inches at a point
12 inches from where the treads are narrowest.
10. Provide complete structural details on the plans with cross referencing as
needed to show the structural framing will comply with the design calculations
and building code requirements. Section 106:1.1. (The proposed designs are
adding new floor loads to existing ceiling joist and headers).
Please provide complete details including all connections (beam to
beam, post to beam, post to footing.
Please show that footings exist under all bearing walls and beam
supports shown and provide footing sizes. Allowable soil bearing
value should be assumed to be 1000 psf max.
Roof framing plans show 2x10s supporting dormers and does not
