3.0 PLANNED IMPROVEMENT A second story addition is planned to be built atop the existing one-story single family residence and a remodeling is expected for the entire house 4.0 EXISTING SITE CONDITIONS The property is located on the north side of Redwood Avenue, between Carlsbad Boulevard and Garfield Street (Figure 1) The existing residence is a one-story house with raised floor and of wood frame construction It is approximately 50-years old and has a living area of 891 square feet The living area will be 2487 square feet after remodeling A 2-car garage is attached to the house The house was surrounded by single family residences on three sides and the street in front (Figure 2) The property is fairly flat and drains mainly into ground by infiltration and to the street in front Avenue, Carlsbad, California] 5.0 SUBSURFACE CONDITIONS In order to assist in defining the existing subgrade conditions two (2) exploratory hand pits were excavated to a maximum depth of 5 feet below existing grade The exposed site features were mapped and representative subsurface samples (bulk and relatively undisturbed) were obtained for laboratory testing and analyses The approximate locations of test holes are shown on Figure 2 Field density tests were also conducted and their results are summarized on the Attached Summary of Field Density Tests, Table I In general, the subject site is underlain by a thin, localized veneer of unspecified fill (Af) overlain by a thick sequence of partially consolidated terrace sediments (Qt) of Quaternary origin The upper localized and undifferentiated fill soils consisted of native sods containing various artificial materials such as compost, pieces of bnck, wood, fragments of sea shells The fills are non-expansive, loose to slightly dense sandy soils encountered to a maximum depth of 8 inches The terrace sediments are composed of medium brown, damp to moist, fine to medium grained, medium dense, non-to slightly expansive partially consolidated silty sands observed to the maximum depth explored Free ground water was not encountered in either of the test holes that extended to the depth explored 6.0 FAULTING AND SEISMICITY No evidence of active faults was observed in our test pit exposures or has been documented within the immediate vicinity of the property Based on historical data, ground rupture due to active faulting is not foreseen The closest active fault (i e, causative fault) is the Rose Canyon Fault The maximum credible earthquake for the fault is an M=6 9 event The reference document Redwood Avenue, Carlsbad, California] southwest of the site Other potential active faults include the Elsinore, Newport-Inglewood and San Andreas In any event, a large earthquake generated as a result of movements along the Rose Canyon Fault mentioned above, together with other known active faults farther away from the subject site, would probably cause ground shaking at the site with an estimated repeatable acceleration range of 0 20g to 0 40g (g = acceleration due to gravity) This estimation of acceleration is based on the theory that the effect of shock waves released from an origin (epicenter) is inversely proportional to the distance to the point of interest (subject site) The degree of attenuation is dependent upon the type of traversing wave, the depth of bedrock, medium materials properties, etc 7.0 LIQUEFACTION POTENTIAL Based on the reference document (Reference 3 3, attached Figure 4), the site is not located within an area of seismically induced liquefaction potential Granular and fine-grained materials encountered below a depth of 2 feet during this investigation appear to exhibit moderate relative densities Hence, the site should expenence moderate adverse effect due to high ground shaking Conventional wood frame construction and adequately reinforced masonry/concrete structures, built in conformance with applicable current building codes, are expected to perform satisfactorily, and should experience only nominal to moderate damage The current building code is 1997 UBC The following seismic parameters may be used in the design Parameter proposed improvements provided the conclusions and recommendations of this report are incorporated into the project plans, specifications and that any other special requirements of the State, County and City for this project are complied with 812 The site is located in a region that has major active faults and subject to moderate to major seismic disturbances during the project life Specifically, it is in close proximity of the Rose Canyon Fault (4 4 miles southwest) The structure shall be built in conformance with the current applicable building code 813 The site is not located within an area of seismically induced liquefaction potential, the adverse effects of a dynamic subsidence are considered minimal 814 The on-site soils are non-expansive as substantiated by laboratory tests 815 The existing one-story house was supported by perimeter stem wall footing and interior post footings The stem wall footing embedded into ground at a depth of about 18 inches below exterior grade as noted during our field exploration 82 Grading and Earthwork 821 Based on the review of the project plans, there will be no major grading operations on the site, except improving yard drainage with dirt swales diverging run-off water to the existing dnveway in front (Reference 2 1, Site Plan, Sheet 3P) 8 2 2 In order to provide satisfactory foundation support, the exposed footing excavation bottom shall be tested for a uniform compactness at a minimum relative compaction of 90% per ASTM D1557-91 In case of a lesser than 90 percent recompaction, the footing subgrade shall be redensified by mechanical means to a minimum 90 percent for a depth of 12 inches Alternatively, a 12-inch overexcavation and 2 sack cement slurry replacement will suffice Lotus Consulting Engineers, Inc. 23112 ASTM D1557-91 825 All imported materials should be granular, non-expansive, clean, non-contaminated, and approved by the Geotechnical Engineer prior to use 826 All excavated soils with an organic content (leaves, roots, grass, etc) of more than 5 percent by volume cannot be used as fill materials 83 Utility Trench Backfill Backfills of all the utility trenches shall be compacted to a minimum relative compaction of 90 percent, based on ASTM D1557-91 The existing in-place soils may be used for trench backfill 84 Grading/Earthwork Observation and Testing 841 The on-site geotechmcal work, and installation of geostructural elements (i e, footings, slab subgrade, utility trench backfill, etc ) shall be observed, tested and verified by the geotechmcal engineer for compliance with UBC Sections 3317 & 3318, geotechmcal recommendations made in the soils report and per the City of Carlsbad Excavation and Grading Codes 8 5 Site Drainage 8 5 1 All the completed drainage (roof and area waters) shall drain away from structural improvements to approved discharge facilities towards the street in front in a non-erodible manner No ponding shall be allowed anywhere on the property 852 The use of raise to be mitigated, the slab should be underlain by 6 mil Visqueen membrane with 1-mch clean sand above and below the sheet to prevent moisture migrating upwards 87 Concrete Requirements It is recommended that Type V cement be used for the concrete in contact with on-site soils The concrete shall have a minimum compressive strength of 2500 psi at 28-day break and a maximum water cement ratio of 0 50 or as specified by the structural engineer 8 8 Corrosion Protection For attaining a long lasting service life of plumbing lines, it is recommended that all underground utility lines shall be of chemically inert materials or be coated/wrapped by approved anti-corrosive paint/membrane 89 Static Settlement The property is not within an area of liquefaction potential (Figure 4a) However it is anticipated that a total post construction settlement due to structural loads will be within a tolerable limit of less than 1 inch The differential settlements should not exceed 0 1 foot for a horizontal distance of 20 feet 8 10 Conclusions and Recommendations It is our opinion that the site is geotechmcally suitable for its intended use, if built per the aforementioned geotechmcal the approximate locations on the dates requested by the owners or their agents, on the information in part furnished by others and as generated by this firm, and represent our best interpretation of that data gathered to date The conclusions and recommendations expressed therein are our professional opinions about the pertinent project geotechnical parameters which influence the understood site use and vice-versa, therefore, no warranty or guarantee is herein expressed or implied The report is issued for the benefit of the owner and/or client It shall be the owner's/client's responsibility
