The purpose of this study is to evaluate the nature and characteristics of the earth materials underlying the existing garage and their influence, on the construction of the proposed second story addition over the garage SITE CONDITIONS The subject property is located at the north-east coiner' of the intersection of Highland Avenue and Oak Avenue, in the city of Carlsbad, California.. The Property is located on the crest of a north-south trending ridge and drainage is generally by sheet flow .to the east and west., This older residential area containes Victorian style homes Vegetation includes grass, avocado trees, and, shrubs. A circular retaining wall, maximum height 2-1/2 feet, exists along the north, east and south sides of the garage. This provides a •level area around the garage. PROPOSED DEVELOPMENT Plans for the project were prepared by Dwayne Carter, Carter and Company. The project consists of the construction of a recreation room and hobby room and two bathrooms. An open second story deck March 7, 1994 W.O. #P-1342 Page 3 will be constructed around the north, east and west sides of the structure. SITE INVESTIGATION One exploratory boring was drilled on the north side ofthe garage with a portable auger drill rig, to a depth of 10 feet. Earth materials encountered were visua11y 5 c1ass1fied and logged by our field engineer. On the first day of the investigation, the excavations for the isolated pad footings were completed to a depth of 12" below the existing garage footing These excavations were probed with a 3/8" diameter steel probe The soil was found to be in a relatively loose state and the excavations were deepened to 2- 1/2 to 3 feet. They were. probed the following day and the soil was found to be medium dense The loose surface soil is most likely fill as evidenced by the retaining wall on three sides of the garage. LABORATORY TESTING Classification The field classification was verified through laboratory examination in accordance with the Unified Soil Classification System. The final classification is shown on the enclosed Boring Logs. March 7,'1994 W.O. #P-1342 ID A GEOTECHNICAL CONDITIONS Artificial Flu Varying amounts of fii are present around the garage as a result of the construction of the retaining wall around the garage. The fill may extendto 3 feet in some areas. Soil The soil layer extends below the bottom of the test boring of 10 feet. No bedrock was encountered in the boring. Expansive soil is not present on the site. Soil encountered is fine to medium grained, .reddish brown sand with small amounts of silt. Soil was found to be very moist to the bottom of the 10' boring and adjacent to the garage. Groundwater No evidence of groundwater was observed during the course of the investigation The bottom of the 10 foot boring had no standing water. Major, groundwater related problems are not anticipated during construction However, it should be noted that minor seepage problems may occur after development, as a result of drainage pattern alterations and/or continued over-irrigation. These minor, seepage problems, if they- occur, can usually be mitigated on an individual basis :(see Conclusions and Recommendations). S March 7,1994 W.O. #P-1342 Page 5 CONCLUSIONS AND RECOMMENDATIONS Generl The soil deposits encountered on the site are generally loose in the upper-2-1/,2 to 3 feet and are not suitable for the support of structural footings This was recognized during the excavations for the pad footings and these footings were deepened In order to reduce the possibility; of differential settlement, you may consider connecting the 3'X 3' isolated pad footings with a continuous grade beam. To preserve, structural continuity, reinforcing steel should be continuous and doweled into the isolated pad footings. . . A drainage system should be installed around the structure to insure that surface water is directed away from the foundation. The sprinkler system should be changed so that sprinkler heads are not placed next to the exteriorwall of the garage. The finished grade around the. garage should be changed to insure that surface water is directed away from the garage, minimum 2 per cent swale. Existing conditions direct the surface water toward the garage March 7, 1994 w.o. *P-1342 Page 6 The existing garage footing is only 6" deep. This does not qualify as an exterior residential •footing. To insure that the exterior garage stud wall does not take a portion of the second story loads, a structural separation between the 4 X 12 beam and the double plate should be implemented in the design and construction. Foundations The depth of the 3'X 3' isolated pad footings should be determined for each excavation, since the depth of loose fill may differ in each excavation. A minimum of three feet however should be used for all the pad footings under the garage footing. A bearing value of 1200 pounds per square foot may be used for all pad footings founded at a depth of 3 feet. The bearing value indicated above is for the total of dead and frequently applied live loads. This value should be increased by 33 percent for short durations of loading, including the effects of wind and seismic forces. - - Resistance to lateral load may be provided by friction acting at the base of foundations and passive earth pressure. A coefficient of friction of 0.35 should be used with dead-load forces. March 7, 1994 W.O. #P-1342 Page 7 = Drainage All roof water should be collected and conducted to the driveway or a suitable location via non-erodible devices. Pad water should be directed away from foundátionsand around the garage to a suitable location. Pad water should not be allowed to pond. Inspection's Structural footing excavations should be inspected by a representative of this firm, prior to the placement of steel Plan Review A copy of the final building plans should be submitted to this office for review, prior to the initiation of construction Additional recommendations may be necessary at that time LIMITATIONS This report is presented with the provision that it is the. responsibility of the owner or the owner's representative to bring the information and recommendations given herein to the attention of the project's architects and/or engineers so that they may be incorporated into the plans. • • If conditions encountered during construction appear to differ from those described in this report, our office should be notified so that we may consider whether or not modifications are needed. The subsurface conditions, excavation characteristics and geologic structure discussed should in no way be construed to reflect any variations which may occur among the exploratory excavations.Please note that fluctuations in the level of groundwater may occur due to variations in rainfall, temperature and other factors not evident at the time measurements were made and reported herein.
