You may have other corrections based on laws and ordinance by the Planning Department, Engineering Department, Fire Department or other departments. Clearance from those departments may be required prior to the issuance of a building permit. Present California law mandates that construction comply with the 2013 edition of the California Code of Regulations (Title 24), which adopts the following model codes: 2012 IRC, 2012 IBC, 2012 UPC, 2012 UMC and 2011 NEC. The above regulations apply, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of the 2012 International Building Code, the approval of the plans does not permit the violation of any state, county or city law. To speed up the recheck process, please note on this list (or a copy) where each correction item has been addressed, i.e., plan sheet number, specification section, etc. Be sure to enclose the marked up list when you submit the revised plans. Specify on the plans: Water conserving fixtures: New water closets shall use no more than 1.28 gallons of water per flush, kitchen faucets may not exceed 1.8 GPM, lavatories are limited to 1.5 GPM, and showerheads may not exceed 2.0 GPM of flow. CPC Section 403 and 408. 4. Provide a statement on the Title Sheet of the plans stating that this project shall comply with the 2013 California Residential Code, which adopts the 2012 IRC, 2012 UMC, 2012 UPC and the 2011 NEC. Section R106.1. 5. Notes in ink and changes in ink to be on vellums or CAD drawings so as to be a permanent part of the plans. Appears added exhaust fan in master bath in ink? 6. Please provide page numbers to the plans. 7. Existing and proposed floor plan to reflect size (including depth) of existing windows and proposed sizes. With this cannot determine how much glazing is being added as this will affect energy. 8. Plans to reflect locations of required tempered windows i.e. within 2 ft of interior/exterior doors, shower/tub areas, within 5 ft radius of tubs (unless 5 ft above). Section R308.4 For example if existing window in bath 1 is being replaced then must be tempered and well as the master bath window (unless 5 ft above). 9. Show on the plans a wall receptacle within 36" of each lavatory in the bathroom. CEC 210.52(0) & E3801.6. See master bath. Carlsb'ad 15-0930 04/06/15 10. Recheck outlet spacing. Must show outlets within 6 ft of any opening and not to exceed 12 apart. Any isolated wall 2 ft or wider to have outlets. You are proposing new /relocated walls that will require additional outlets. 11. Show on the plans that countertop receptacle outlets comply with CEC Article 210.52(C): In kitchens a receptacle outlet shall be installed at each counter space 12 inches or wider; Receptacles shall be installed so that no point along the wall line is more than 24 inches; Island and peninsular countertops 12 inches by 24" long (or greater) shall have at least one receptacle. (Counter top spaces separated by range tops, refrigerators, or sinks shall be considered as separate counter top spaces). No outlets shown to island for example. 12. Include on the plans the following specifications for any new electrical devices being installed : a) Tamper resistant receptacles required for all new locations . b) Weather resistant type for any new receptacles installed in damp or wet locations (outside). c) Arc-fault protection for all new outlets (not just receptacles) located in rooms described in NEC 210.12(8): Family, living, bedrooms, dining, halls, etc. d) GFCI protected outlets for any new locations described in NEC 210.8: Kitchens, garages, bathrooms, outdoors, within 6' of a sink, etc. 13. Show on the plans compliance with the residential energy lighting requirements: : a) In the kitchen at least one-half of the wattage rating of the fixtures must be high efficacy with non-high efficacy fixtures switched separately. Note: Approximately¾ of the fixtures will be required to be of the high efficacy variety b) In bathrooms. garages. laundry rooms. and utility rooms all fixtures must be high efficacy style or be controlled by a vacancy sensor c) All other areas require any installed fixtures to be high efficacy or be controlled by a vacancy sensor or dimmer. (Closets under 70 square feet are exempt). d) Outdoor lighting fixtures that are attached to a building are required to be high efficacy or controlled by a combination photo-control/motion sensor Note: Generally a high efficacy style offixture is fluorescent, complete with electronic ballasts. Regular incandescent, quartz halogen , low voltage and halogen MR lamps do not comply. 14. No pendant, chandeliers, cord suspended lighting , track lighting , paddle fans etc allowed shall be located within a zone measured 3 ft horizontally and 8 ft vertically from the top of the bathtub rim or shower shall threshold per NEC 410.10. Any fixtures within this zone must flush and listed for damp location and if subject to shower spray and then must be listed for wet location. Master tub is reflecting an existing pendant light. This was not shown on the existing floor plan and even so cannot be place above bathtub. Cilrlsb·ad 15-0930 04/06/15 15. Show a self-closing, self-latching door, either 1-3/8" solid core or a listed 20 - minute assembly, for openings between garage and dwelling. Section R302.5.1. 16. Both existing and proposed floor plans should reflect door sizes including fire door and garage vehicle door. 17. Specify on the plans that any existing smoke alarms that are more than 10 years old will be replaced. Section R314.3.2. 18. Please indicate on the plans whether the existing residence has a fire sprinkler system installed. If so, then provide a note stating that any additions/alterations will be provided with an automatic residential fire sprinkler system. Section R313.2 19. Plans to reflect existing FAU(and AC if applies) to remain. If new then energy calculations including HERS verification would be required and would need to reflect the make, model, type and efficiency of the new space heating (or cooling) system if applied. 20. Could not locate existing water heater. Show location and if to remain as is. If new/replacement then again energy calculations would need to address this. 21.
