FB6 point load will change due to FB3 and FB7 loading. F137 supports varying floor load (up tot 8.5') and the tributary width for roof loads is 17.5' (including upper and lower roofs). 25. Section R315.2. Please show them. Outside each separate sleeping area in the immediate vicinity of the bedrooms. On each story, including basements. GENERAL RESIDENTIAL REQUIREMENTS 7. Please specify the operation (or if fixed, please specify) and height of the headers above the new floor level for the existing windows at the new office. This is needed in order to verify compliance with the requirements of section R308.4, which requires safety glazing if the glazing is within 18" of the floor and section R312.2 for fall protection. EXITS, STAIRWAYS, AND RAILINGS 8. I see a guard rail detail referenced at the new deck, but it is incomplete and doesn't match the elevations which show wall sections only at the ends, with intermediate posts supporting the guardrail. The attachment of the wall / posts to supporting framing needs to be designed and detailed to resist the 200 lb load perpendicular to the rail. Also, the detail mentions an 8' vertical support into the stringer. This is unclear as there is no stringer at this condition. Section R312 9. The project engineer was Scott Burns, PE. SCOPE OF WORK The scope of work performed for this investigation consisted of the following: Review of published geologic maps, Review of limited construction plans and documents, Subsurface soil exploration, Geotechnical analysis and preparation of this report containing my findings, conclusions and recommendations for design and construction of building foundations and floor slabs, and other geotechnical aspects of the proposed construction. SITE DESCRIPTION The site location is shown on the attached Vicinity Map, Figure 1. For the purpose of this report, the front of the lot faces north, Carte Orchidia. The lot is an irregularly-shaped parcel with an area of approximately 8,700 square feet. The site is relatively flat to gently sloping (down to the rear). Geotechnzcal Investigation for Proposed Building Additions Page 2 1667 Corte Orchidia Job No. 180808 Carlsbad, CA 92011 August 26,2018 The lot, is presently occupied by an existing two-story residence constructed in 2003. Other homes border the site to the east and west. Vacant land is located to the south. PROPOSED CONSTRUCTION The proposed construction consists of two building additions, one at the rear (south side) of the residence and the other on the east side of the house. The rear addition will be an approximately 5-1/2 wide by 31 feet long, one-story living room extension with an overlying deck and exterior, spiral steel staircase. The easterly addition will be a 9-1/2 by 10 feet, one- story den. SUBSURFACE SOIL EXPLORATION The subsurface soil exploration consisted of hand excavating two test pits (TP-1 and TP-2) at the approximate locations shown on the attached Figure 2. Test pits were excavated to a maximum depth of 2.5 feet. The test pits were logged by a licensed engineer (Scott Burns, PE). SUBSURFACE SOIL CONDITIONS Logs of the test pits are presented on the attached Figure 3. Please' note soil conditions between test pits and in addition areas may vary and should be confirmed during construction. In Test Pit TP-1 an upper layer of fill approximately 18 inches deep was encountered. The fill consisted of orange-brown, moist, loose to medium dense, silty sand. The fill was underlain by a 6-inch layer of weathered, sedimentary bedrock comprised of dark orange brown, moist, medium stiff, sandy clay. The weathered bedrock is medium expansive based on visual observation. At a depth of 24 inches, unweathered sandstone bedrock (terrace deposits) was encountered. The unweathered bedrock is very low to non-expansive. In TP-2, dense, unweathered sandstone bedrock (terrace deposits) was encountered at the ground surface. GROUNDWATER No groundwater was encountered in the test pits. Perched (shallow) water conditions may develop at times of heavy irrigation or rainfall near the contact between the fill and bedrock. There are no mapped earthquake faults at the site. However, the building is subject to ground shaking and possible damage from earthquakes on nearby, or more distant, active faults. SEISMIC DESIGN VALUES Seismic design values for the proposed additions are presented in the attached Figure 4. CONCLUSIONS The site is suitable for construction of the proposed building additions, provided the recommendations presented in this report are followed. RECOMMENDATIONS . 1. Foundations 11 Spread Footings The proposed building additions may be supported on continuous and/or individual Spread footings having a minimum depth of 18 inches below building pad grade and extending through any fill and unweathered bedrock into dense, unweathered sandstone bedrock. It maybe necessary to deepen the footings to 24 inches or more in the southerly addition. Footing Reinforcing Minimum reinforcing in continuous footins should consist of four No. 4 rebars placed two at the top and two at th bottom of the footings. Isolated footings should have a top and bottom grid of reinforcing steel consisting of four No. 4 rebars placed at the top and bottom of the footing. Martin R. Allowable Soil Bearing Value Footings in dense, unweathered bedrock may be designed for an allowable, dead plus live load, bearing value of 2,000 psf, with a one-third increase for short term, wind or seismic loads. . Lateral Load Resistance An equivalent fluid, passive soil pressure of 300 pcf may be used for lateral load resistance. A soil/concrete friction factor of 0.35 may also be used. When combining friction and passive resistance, the passive resistance should be reduced by one-third. Anticipated Settlements Total and differential building settlements should be less than Y2 inch for footings designed as above. Cleaning of Footing Excavations Footing excavations should be cleaned of loose soils prior to placing reinforcing steel and concrete. Inspection of Foundations All footing excavations should be inspected and approved by the Geotechnical Engineer. Connections Between New Footings/Floor Slabs and Existing Footings Structural connections (dowels/anchors) between new footings and floor slabs and existing footings should be designed by the project Structural Engineer. Floor Slabs Prior to constructing new floor slabs, the existing subgrade soils should be scarified to a depth of 6 to 8 inches, moistened to slightly above optimum moisture content and compacted to at least 90 percent relative compaction. New floor slabs should be underlain by 4 inches of clean sand, with a 10-mil visqueen moisture barrier placed at mid height in the sand layer. The on-site soils are not suitable for use as clean sand. All visqueen laps and splices should be in accordance with standard industry practices. Concrete should have a minimum, 28-day compressive strength of 3,000 psi and maximum water-cement ratio of 0.5. Concrete should be placed, finished and cured in accordance with ACI guidelines. An anti-fracture membrane or slip sheet should be placed below floor tiles placed on floor slabs. Filling and Compaction With the exception of clayey weathered bedrock materials, the on-site soils may be reused as compacted fill and trench backfill, provided they are free of organic materials and debris, and rocks or cobbles over 6 inches in dimension. Any imported fill soils should be predominantly granular and approved by the Geotechnical Engineer. Prior to placing fill, the exposed subgrade soils should be scarified to a depth of 6 to 8 inches, moisture conditioned to slightly above optimum moisture content and compacted to at least 90 percent relative compaction. All fill and backfill should be compacted to a minimum relative compaction of 90 percent as determined by ASTM D 1557. Fill should be placed at slightly above optimum moisture conditions in 6 to 8-inch thick layers, with each layer compacted by mechanical means. All fill placement and compaction should be performed in accordance with the grading requirements of the City of Carlsbad and should be observed and tested as necessary by the Geotechnical Engineer or representative. Control joints should be scored to a minimum depth of 1.25 inches. Surface Drainage Surface water should not be allowed to pond next to the residence. Finished grades should be sloped at a minimum of 2 percent away from the building. Drainage water should be discharged to an approved outlet. Roof gutters and downspouts discharging to an approved outlet are recommended. Review of Building Plans Building plans should be reviewed by the Geotechnical Engineer to ensure that they conform with the recommendations presented in this report.
