11. The hard wired smoke detectors have been added to the plans and called out with
note #15 on the floor plan notes.
13. Note #16 has been added to the plans to state that all mechanical units will be
replaced in like kind, but to provide a humidistat as required.
14. Per the Carlsbad Building Official, Will Foss, this building will maintain the
chapter HA building code regulations to govem the accessibility of the building. As a
result, the restroom facilities in this remodel are fully adaptable units and therefore these
comply.
15 A. All bathrooms are adaptable per Chapter 11A of the building code.
15B. Since Chapter 1 lA governs this project, the doors are allowed to swing into the
restroom.

Please make all corrections on the original tracings, as requested in the correction list.
Submit three sets of plans for commercial/industrial projects (two sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one
of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-
2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning,
Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by
the City Planning, Engineering and Fire Departments until review by EsGil Corporation is
complete.
These corrections are in response to items not fully addressed or as the result of
information provided, the text in bold print indicates the unresolved issue.
11. Show locations of permanently wired smoke alarms with battery backup in Group
R-1 occupancies as follows (Section 907.2.11.1): No response, the plans must
show smoke detectors.
a) Inside each bedroom. See comment #11.
b) In every room in the path of the means of egress from the sleeping area
to the door leading from the guestroom or suite. See comment #11.
c) In each story within the guestroom or suite, including basements. .See
comment #11.
13 Fans installed in bathrooms (having a shower or tub)-shall be Energy Star rated,
vented to the outside, and shall be controlled by a humidistat. (Humidistat not
required if the fan is a whole house ventilation component). CalGreen 4.506.1.

14 Please provide a calculation showing the required number of fully accessible guest
rooms and suites as per the following items and Table 11 B-3. Please specify if
this suite is required to be fully accessible? If so please provide complete plans
and details showing the unit disabled accessible. This is an R-1 it shall comply.
15. Bathrooms in all remaining units shall comply with the following:
a) All bathroom fixtures shall be in a location that allows a person using a
wheelchair measuring 30 " by 48" to touch the wheelchair to any lavatory,
urinal, water closet, tub, sauna, shower stall and any other similar sanitary
installation if provided. See comment 14

b) All bathroom entrance doors shall have a clear opening width of 32" and
shall be either sliding doors or shall be hung to swing in the direction of

This plan review is limited to the technical requirements contained in the California version of
the International Building Code, Uniform Plumbing Code, Uniform Mechanical Code, National
Electrical Code and state laws regulating energy conservation, noise attenuation and access for
the disabled. This plan review is based on regulations enforced by the Building Department.
You may have other corrections based on laws and ordinances enforced by the Planning
Department, Engineering Department, Fire Department or other departments. Clearance from
those departments may be required prior to the issuance of a building permit.
Code sections cited are based on the 2010 CBC, which adopts the 2009 IBC.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of
the 2009 International Building Code, the approval ofthe plans does not permit the violation of
any state, county or city law.

Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
Generally the plans are incomplete and a thorough plan check can not be
done, the following list is a general list only and corrections may follow.
1. Please provide a statement on the Title Sheet of the plans to show compliance
with the current Codes. The following are the correct current Codes:
a) The 2010 edition of the California Building Code (CBC) adopts the 2009
International Building Code (IBC) and the 2010 California Amendments.
b) The 2010 edition of the California Electrical Code (CEC) adopts the 2008
National Electrical Code (NEC) and the 2008 California Amendments.
c) The 2010 edition of the California Mechanical Code (CMC) adopts the
2009 Uniform Mechanical Code (UMC) and the 2009 California
Amendments.
d) The 2010 edition of the California Plumbing Code (CPC) adopts the 2009
Uniform Plumbing Code (UPC) and the 2009 California Amendments.
e) The 2008 edition of the California Energy Efficiency Standards.
2. CBC Section A108.3 requires the Building Official to determine the total value of
all construction work proposed under this permit. The value shall include all finish
work, painting, roofing, electrical, plumbing, heating, air conditioning, elevator,
fire extinguishing systems and any other permanent equipment. Please provide
the designer's or contractor's construction cost estimate of all work proposed.
3. Provide a section view of all new interior partitions. Show:
a) Type, size and spacing of studs. Indicate gauge for metal studs. Specify
manufacturer and approval number or indicate "to be ICC approved".
b) Method of attaching top and bottom plates to structure. (NOTE: Top of
partition must be secured to roof or floor framing, unless suspended
ceiling has been designed for partition lateral load).

c) Show height of partition and suspended ceiling, and height from floor to
roof framing or floor framing.
3. Provide complete plumbing plans, including:
d) Complete drain, waste and vent plans.
e) Provide complete water line sizing and developed pipe lengths. UPC
Section 610.0
f) Show water heater size, type and location on plans. UPC, Section 501.0
4. Please provide a plumbing fixture schedule.
5. Specify on the plans: Water conserving fixtures: New water closets shall use no
more than 1.28 gallons of water per flush, lavatories and kitchen faucets may not
exceed 2.2 GPM, and showers may not exceed 2.5 GPM of flow. CPC Section
402.0.
6. Please provide complete electrical plans.
7. Please provide complete lighting plans, show compliance with the residential
energy requirements.
8. Include on the plans the following specifications for electrical devices installed in
dwellings: CEC Article 210 & 406
a) Tamper resistant receptacles for all locations described in 210.52 (i.e., all
receptacles in a dwelling).
b) Arc-fault protection for all outlets (not just receptacles) located in rooms
described in NEC 210.12(B): Family, living, bedrooms, dining, halls, etc.
c) GFCI protected outlets for locations described in NEC 210.8: Kitchens,
garages, bathrooms, outdoors, within 6' of a sink, etc.
9. A fire alarm system and an automatic smoke detection system may be required in
Group R occupancies. Please review Section 907.2.8 and 907.2.9.
10. In California, if a fire alarm system is required, it shall activate a means of warning
the hearing impaired. Please note this on the plans. CBC Section 1007.12.
11. Show locations of permanently wired smoke alarms with battery backup in Group
R-1 occupancies as follows (Section 907.2.11.1):
a) Inside each bedroom.
b) In every room in the path of the means of egress from the sleeping area
to the door leading from the guestroom or suite.
c) In each story within the guestroom or suite, including basements.
12. Bathrooms (defined as having a shower or tub), shall be provided with
mechanical ventilation (an openable window is not allowed). Energy Standards
150(0).

13. Fans installed in bathrooms (having a shower or tub)-shall be Energy Star rated,
vented to the outside, and shall be controlled by a humidistat. (Humidistat not
required if the fan is a whole house ventilation component). CalGreen 4.506.1.
14. Please provide a calculation showing the required number of fully accessible guest
rooms and suites as per the following items and Table 11B-3. Please specify if
this suite is required to be fully accessible? If so please provide complete plans
and details showing the unit disabled accessible.
15. Bathrooms in all remaining units shall comply with the following:
a) All bathroom fixtures shall be in a location that allows a person using a
wheelchair measuring 30 " by 48" to touch the wheelchair to any lavatory,
urinal, water closet, tub, sauna, shower stall and any other similar sanitary
installation if provided.
b) All bathroom entrance doors shall have a clear opening width of 32" and
shall be either sliding doors or shall be hung to swing in the direction of
egress from the bathroom.
15. Show on the site plan the complying disabled accessible path of travel from the
disabled accessible parking spaces to the primary entrance. Please provide
detailed plans ofthe path of travel, indicate slope and width, any pedestrian
ramps, curb ramps, walks, handrails, provide dimensioned parking stall details
etc.
To speed up the review process, note on this list (or a copy) where each
correction item has been addressed, i.e., plan sheet, note or detail number,
calculation page, etc.
