For expeditious processing, corrected sets can be submitted in one of two ways: 1. All sheets of plans must be signed by the person responsible for their preparation. (California Business and Professions Code). Architectural sheets must be signed by the designer. GENERAL RESIDENTIAL REQUIREMENTS 7. Include on the plans a floor plan of the existing 151 floor living room. Show all existing doors and windows in the existing Living Rm to show that the required Light and ventilation comOplies with the code. This was not included. The current drawing shows no doors or windows in the existing living room, is that correct? 9. Open risers are only permitted if the opening between treads does not permit the passage of a 4" diameter sphere. Section R311.7.5.1. Clearly show in detail Con sheet 4 that there is no vertical opening between treads. Do the exterior stairs have open risers? In detail F/S-2 it appears that they do, and the note on this detail states "See architectural drawing for exact stair layout". No detail was provided in the architectural. Please detail these stairs and if they do have open risers clearly show that they are compliant. 11. The SE elevation on sheet 3 shows the stair access to the roof top deck is suspended in the air with no apparent vertical support. Clarify how these stairs are supported. Sheet SP-1 shows a 4x16 as supporting the stairs on the outside. How are they supported on the wall, with a ledger? Show complete framing for the stairs and how they are attached to the structure. At the landing you have called out a rim joist, please identify the size of this rim joist. Carlsbad 15-0051 04/02/2015 FOUNDATION REQUIREMENTS 15. Provide a copy of the project soil report. The report shall include foundation design recommendations based on the engineer's findings and shall comply with Section R401.4. In the included soils report Section Ill recommends that the foundation plan be reviewed by the soils engineer, and that foundation excavations be observed by the soils engineer. Please provide the following: a) Note on the foundation plan that "Prior to the contractor requesting a Building Department foundation inspection, the soils engineer shall advise the building official in writing that: i. The building pad was prepared in accordance with the soils report, ii. The utility trenches have been properly backfilled and compacted, and iii. The foundation excavations, the soils expansive characteristics and bearing capacity conform to the soils report." b) A letter from the soils engineer confirming that the foundation plan, grading plan and specifications have been reviewed and that it has been determined that the recommendations in the soils report are properly incorporated into the construction documents (when required by the soil report). 20. The proposed construction does not comply with conventional construction as outlined in CRC Section R602.10. Povide structural design calculations prepared by a licensed engineer or architect for the floor framing, window headers, Beam support at the 14ft wide opening between the existing and new construction and for lateral support of the addition for wind or seismic loads 9 whichever is the greatest). Please provide calculations to justify shear wall sizes and locations. Additionally you have no shearwall called out on the west wall, and on the north wall you have a 20' type 3 wall in a location where 11 of those feet are openings. Provide calculations for perforated shearwalls if that is your intention, or just call out and calculate the solid panels as those are likely sufficient. ELECTRICAL 23. Show on the plan the amperage of the electrical service, the location of the service panel and the location of any sub-panels. If the service is over 200 amperes, submit a single line diagram, panel schedules, and provide service load calculations. Sheet 1 identifies 100 amp service and location, sheet 2 notes identify 200 amp service. Please determine the correct service and correct.
