This report presents a summary of our limited soils evaluation and provides our recommendations, from a geotechnical standpoint, relative to the proposed construction. I The purpose of our limited soils evaluation was to evaluate the soil conditions at the site and provide recommendations relative to the proposed construction. The scope of our services included the following: - Review of geotechnical maps and literature pertaining to the site and vicinity. I A list of the references reviewed is presented in Appendix A. - Field reconnaissance of the existing site conditions. I - Investigation of the near-surface soil conditions by drilling, logging and sampling two exploratory borings in the area of the proposed addition. I - Geotechnical analysis of the data obtained. I - Preparation of this report summarizing the results of our evaluation and presenting recommendations, from a geotechnical standpoint, for the proposed construction. I I . 1238 GREENFIELD DRIVE, SUITE A EL CA JON, CALIFORNIA 92021. (619)442-8022 • FAX (619)442-7859 Project No. 127E61 I The subject property is a roughly triangular, developed single-family residential lot located on the north side of the Mallow Court cul-de-sac in Carlsbad (see Figure 1). The southern majority of the lot is generally a relatively level, graded pad that was I apparently created by typical cut/fill grading prior to construction of the existing residence. A slope ascends from the northern portion of the building pad. A single-family residence with attached garage is located in the southern portion of the lot. The existing residence is a conventional wood-framed, stucco exterior structure with concrete perimeter foundations and slab-on-grade floors. The lot is landscaped with a grass lawn along with a variety of ornamental trees and shrubs. I Project plans were not available for our review. However, our review of a site plan provided by Ideal Construction indicates that the proposed construction will include I construction of a two-story addition at the rear of the existing residence. The addition will be constructed with a continuous perimeter foundation and have a concrete slab- on-grade floor. We assume that structural loads will be typical for this type of relatively light construction. I Soil Conditions On October 9, 1998, a geologist from our firm drilled two exploratory borings with I a hand auger at the site. The borings were advanced to a maximum depth of approximately 43 inches below the existing ground surface. The soil conditions encountered in the borings were logged and representative samples of the near-surface I soils were obtained. The approximate locations of the borings are shown on Figure 2 and logs of the borings are presented on Figure 3. I The soils encountered in the borings generally consisted of yellow to gray, dry to moist, clayey to silty fine to medium sand. A landscape topsoil layer was encountered I from a depth of 0 to approximately 6 inches below the existing ground surface. The topsoil consisted of light brown to gray, silty fine to medium sand with roots. I The topsoil is considered potentially compressible in its present state and should not be relied upon for support of structural loads. The medium dense to dense soils Project No. 127E61 underlying the topsoil should provide suitable bearing characteristics for the proposed structure. The soils encountered are similar to soils in the general site vicinity found to have a low to medium expansion potential when tested in general accordance with UBC Standard 29-2. A near-surface groundwater table was not observed during our site visit. Although groundwater is not expected to be a significant constraint to site development, our experience indicates that near-surface groundwater conditions can develop in areas where no such ground water conditions existed prior to site development, especially in areas where a substantial increase in surface water infiltration results from landscape irrigation or unusually heavy precipitation. Based on the results of our limited soils evaluation, it is our opinion that construction of the proposed residential aJdition is feasible from a geotechnical standpoint. The following sections present recommendations which should be considered for design and construction of the proposed addition. Significant site grading is not anticipated for the proposed addition. If significant grading is anticipated in the future we should be contacted to provide appropriate recommendations. Preparation of new building areas at the site should be performed in accordance with the following recommendations. Removal of Compressible Soil - The compressible grass and topsoil layer should be removed in areas to receive structures or surface improvements. Any loose soils encountered should be scarified to a minimum depth of 8 inches, brought to near-optimum moisture conditions, and recompacted to at least 90 percent relative compaction, based on laboratory standard ASTM Dl 557. 3 Project No. 127E61 I Foundation elements for the proposed addition should be designed in accordance with structural considerations and the following recommendations. We assume that the new footings for the addition will be excavated into medium dense to dense soils that I have a low to medium expansion potential. I The proposed addition may be supported on continuous footings bearing in medium dense to dense soils at a minimum depth of 18 inches beneath the lowest adjacent grade. At this depth, footings may be designed for an allowable soil-bearing value of I i ,500 pounds per square foot. This value may be increased by one-third for loads of short duration, such as wind or seismic forces. Footings should have a minimum width of 12 inches and reinforcement consisting of two No. 4 rebars (one near the top I and one near bottom of each footing). Spread footings should be designed in accordance with structural considerations and have a minimum width of 24 inches. Concrete slabs-on-grade should be designed in accordance with structural considerations and the following recommendations. These recommendations assume that the slabs will be underlain by soils that have a low to medium expansion potential. Concrete floor slabs for the proposed addition should be doweled to the, existing foundation or floor slab in accordance with the recommendations of the structural engineer. Slabs should have a minimum thickness of 4 inches and reinforcement consisting of No. 3 rebars at 18 inches on center each way, or No. 4 rebars at 24 inches on center each way. Reinforcement should be maintained at midheight in the slab. Care should be taken by the contractor to insure that the rebar is placed at slab midheight. Slabs should be designed with crack control joints at appropriate spacings for the anticipated loading. / Slabs should be underlain by a 2-inch layer of sand which is underlain by a 6-mu moisture barrier. The use of low slump concrete is recommended. The potential for nuisance cracking may be reducedby the use of additives in the concrete and by careful control of water/cement ratios. We recommend that the upper approximately one foot of soil beneath floor slabs be presoaked to near-optimum moisture conditions prior to placing concrete. Appropriate curing precautions should be taken during placement of concrete during hot weather. We recommend that a slip-sheet (or equivalent) be utilized if grouted tile or other crack-sensitive flooring is planned directly on the concrete slabs. ru GC Project No. 127E61 I We recommend that measures be taken to maintain proper site drainage. Runoff from the building area should be directed away from foundations toward the Street or I collected and tightilned to appropriate discharge points. Landscape requiring a heavy irrigation schedule should not be planted adjacent to foundations. The use of eave gutters with downspouts that discharge to the street or other appropriate discharge I point should be considered to control roof runoff. Water, either natural or from irrigation, should not be permitted to pond or saturate the surface soils.
