Specify on the Title Sheet of the plans the gross floor area of each element of this project, including the dwelling remodel. Section 106.3.3. 4. Provide a statement on the Title Sheet of the plans stating that this project shall comply with the 2001 edition of the California Building Code (Title 24), which adopts the 1997 UBC, 2000 UMC, 2000 UPC and the 1999 NEC. • FIRE PROTECTION 5. Show locations of permanently wired smoke detectors with battery backup: a) Inside each bedroom. b) Centrally located in corridor or area giving access to sleeping rooms. c) In rooms adjacent to hallways serving bedrooms, when such rooms have a ceiling height 24 inches or more above the ceiling height in the hallway. • NOTE: Detectors shall sound an alarm audible in all sleeping areas of the unit. Section 310.9.1. 6. When the valuation of a room addition or repair exceeds $1,000, or when sleeping rooms are created, smoke detectors shall be provided per the above, except that smoke detectors added at existing construction need only be battery powered. Section 310.9.1.2. Carlsbad O2-3543 December 5, 2002 • GENERAL RESIDENTIAL REQUIREMENTS 7. Provide mechanical ventilation capable of providing five air changes per hour in bathrooms and water closet compartments if required openable windows are not provided. Section 1203.3. 8. Glazing in the following locations should be of safety glazing material in accordance with Section 2406.4 (see exceptions): a) Fixed and sliding panels of sliding door assemblies and panels in swinging doors other than wardrobe doors. b) Fixed or operable panels adjacent to a door where the nearest exposed edge of the glazing is within a 24-inch arc of either vertical edge of the door in a closed position. • ROOFING 9. Provide skylight details to show compliance with Sections 2409 and 2603, or specify on the plans the following information for the skylight(s), per Section 106.3.3: a) Manufacturer's name. b) Model name/number. c) ICBO approval number, or equal. 10. Show the required ventilation for attics (or enclosed rafter spaces formed where ceilings are applied directly to the underside of roof rafters). The minimum vent area is 1/150 of attic area (or 1/300 of attic area if at least 50% of the required vent is at least 3 feet above eave vents or cornice vents). Show area required and area provided. Section 1505.3. 11. Where eave vents are installed, insulation shall not block the free flow of air. A minimum of 1" of air space shall be provided between the insulation and the roof sheathing. To accommodate the thickness of insulation plus the required 1" clearance, member sizes may have to be increased for rafter-ceiling joists. Section 1505.3. 12. Note on the plans: "Attic ventilation openings shall be covered with corrosion-resistant metal mesh with mesh openings of 1/4-inch in dimension." Section 1505.3. • FOUNDATION REQUIREMENTS 13. If required, show size, embedment and location of hold down anchors on foundation plan. Section 106.3.3. 14. Provide truss details and truss calculations for this project. Specify truss identification numbers on the plans. The City of Carlsbad does not defer trusses. 16. Per UBC Section 2321.4, provide the following note on the plans if trusses are used: "Each truss shall be legibly branded, marked or otherwise have permanently affixed thereto the following information located within 2 feet of the center of the span on the face of the bottom chord: a) Identity of the company manufacturing the truss. b) The design load. c) The spacing of the trusses." 17. Detail all post-to-beam and post-to-footing connections and reference the detail to the plan. Section 2314. 18. Specify all header sizes for openings over 4'wide. Section 2320.11.6. Please size the truss supporting members. 19. Show the following on the plans for the required braced wall panels. If the requirements of braced wall panels in conventional light frame construction are not possible, provide design calculations from a licensed Engineer or Architect. a) Show on the plans the location, length and type of braced wall panel as per UBC Section 2320.11.3 and Table 23-IV-C-1. i) Braced wall panels shall start at not more than 8' from each end of a braced wall line. b) Any braced wall panel required by Section 2320.11.3 may be replaced by an alternate braced wall panel. UBC Section 2320.11.4. For alternate braced wall panels in one story buildings, show compliance with the following on the plans: i) Minimum braced panel length is 2'-8" in width and a maximum height of 10'-0". ii) Each braced wall panel is sheathed on at least one face with 3/8" plywood sheathing nailed with 8d common or galvanized box nails per 23-II-B-1 and blocked at all plywood edges, iii) A minimum of two anchor bolts installed in accordance with Sectionl806.6 between hold down devices, iv) An approved hold down device fastened to the foundation and capable of providing an uplift capacity of not less than 1,800 pounds is provided at each panel end. v) The foundation that supports the braced panels is continuous across the entire length of the braced wall line and reinforced with a minimum of one # 4 bar top and bottom.
