This plan review is based on regulations enforced by the Building Department. You may have other corrections based on laws and ordinance by the Planning Department, Engineenng Department, Fire Department or other departments. Clearance from those departments may be required prior to the issuance of a building permit. Present California law mandates that construction comply with the 2010 edition of the California Code of Regulations (Title 24), which adopts the following model codes: 2009 IRC, 2009 IBC, 2009 UPC, 2009 UMC and 2008 NEC. The above regulations apply, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of the 2009 International Building Code, the approval of the plans does not permit the violation of any state, county or city law. To speed up the recheck process, please note on this list (or a copy) where each correction item has been addressed, i.e.. plan sheet number, specification section, etc. Be sure to enclose the marked up list when you submit the revised plans. Carlsbad 13-1825 08/08/13 1. Please make all corrections on the original tracings, as requested in the correction list. Submit three sets of plans for residential projects. For expeditious processing, corrected sets can be submitted in one of two ways: 1) . Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92009, (760) 602-2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments. 2) . It appears that the scope of remodel may be converting non habitable storage off garage to habitable. If this is the case then the cover sheet needs to reflect this i.e. 46 sq ft garage/storage conversion to habitable and 734 sq ft of remodel. Instead of 780 noting. 4. If garage/storage conversion then Provide required CF1-R forms . Even if not a garage/storage conversion then would have still needed CF-IR ALT forms . For alternations, the CF-1 R ALT forms must be submitted (Alternations are replacement of existing building components' Mechanical equipment, windows, roofing, etc.). 5. The regulations require a completed and signed Form CF-IR (all pages) to be imprinted on the plans. Verify documentation author as well as owner /designer sign the forms. 6. Include all applicable sections of the MF-1 R form with the plans. 7. The replacement windows in an addition or alternation must meet the U-factor and Solar Heat Gain Coefficient (SHGC) of the component package. (Prescriptive requirement -for climate zone 7 minimum .40 U and .40 SHGC). 8. Plans to reflect required smoke detectors and carbon monoxide alarm on 2"'' floor, missing smoke detectors inside of bedrooms on the 1^' floor. 9. Changes have been made by adding windows for example at power room and sidelights t entry. No header sizes shown. Carlsbad 13-1825 08/08/13 10. The added window at power room appears could have adversely affected existing shear/braced wall panels as no longer a 4 ft length shown here. ()one option is to shear remaining 3 ft of wall and added retro fit hold downs etc. 11. Recheck plans for tempered window locations i.e. within 2 ft of interior/exterior doors, shower/tub areas and stairwells if applicable. See sidelights at entry and master bath window for example .Section R308.4 12. Specify on the plans that any new plumbing fixtures must comply with the following: New water closets shall use no more than 1.28 gallons of water per flush CPC Section 402.0. Floor plan note 2 on A-3.2 is noting 1.6. 13. Show or note dryer vent to the exterior with termination to be a minimum of 3 ft from any opening. 14. Show on the plans compliance with the residential energy lighting requirements. Could not determine how many of the lights proposing on e-1.1 comply with T- 24. See lights above master tub/shower, laundry room, small lights above lav sinks , lights at entry and some of the lights at kitchen. : a) In the kitchen at least one-half of the wattage rating of the fixtures must be high efficacy with non-high efficacy fixtures switched separately. Note: Approximately % of the fixtures will be required to be of the high efficacy variety. b) In bathrooms and, laundry rooms all fixtures must be high efficacy style or be controlled by a vacancy sensor c) All other areasjequire any installed fixtures to be high efficacy or be controlled by a vacancy sensor or dimmer. (Closets under 70 square feet are exempt Note: Generally a high efficacy style of fixture is fluorescent, complete with electronic ballasts.
