The scope of work in various places on the cover sheet is noting kitchen remodel area to be 237 sq ft and permit application is noting it to be 140 sq ft (appears to be closer). Please clarify as cannot sent back to the City until this is resolved. 3. All sheets of plans must be signed by the person responsible for their preparation. (California Business and Professions Code). 4. Electrical plan to reflect-locations (not general notes) of new T-24 requirements for all rooms. There was no electrical legend provided so could not determine if the 5 lights adjacent to the island sink comply or not. Dimmer not an option for lights above bar and if the light adjacent to sliding door a M.S./P.C. also? 5. Recheck plans for tempered window locations i.e. within 2 ft of interior/exterior doors. Section 2406.3 See 7'4" x.3'6" and existing 5'x4' on sheet 2. 6. Please recheck outlet spacing. All kitchen counter GFCI outlets to be within 2 ft of edge of left side of sink. 7. Please recheck all details to verify that they are complete and/or correct. See for example where noting details on foundation plan to be on sheet 4 instead of 3? 8. What is slope of existing roof at patio cover and portion of roof which is now a part of dwelling etc must be Class A and approved for habitable use (i.e. no rolled roofing). Carlsbad 09-0256 02/24/09 9. Are existing trusses stub trusses as shown on sheet 2? Sheets 2 and 3 seem to reflecting that the flush 18" PSL will be in line with existing wall? If this is the case then would need to remove 3 1/2" from end of truss effectively removing gang plates etc. Either way design calculations and details would be required for the modification of any trusses. 10. Could not determine how 7 ft height was determined for SSW as plate height is 9 '1" on cross section on sheet 2? Please clarify. 11. The cross section on sheet 2 does not reflect shear transfer /continuous load path from roof sheathing to SSW /foundation below? 12. The plans as shown do not meet conventional framing parameters for lateral. Some examples of areas that were noticed are: Minimum about of bracing required for 15'6" length is 5.83'. A SSW is given credit for 4 ft maximum. All braced wall lines must detailed and referenced extending to roof sheathing. 13. Where new beam(s) support existing roof system(s ) please show on the plans the span/direction of roof to be supported and the roof covering materials if applicable. With out his cannot determine if PSL is adequate. 14. Could not determine why no spread footing shown at right side PSL on sheet 3 for 4.5 kip point load ( per City policy must assume 1000 psf unless soils report provided? 15. 18" PSL to show how it ig laterally restrained at top: 16. Could not locate edge nailing into block above the PSL, transfer from blocks to PSL and depending on calculations a larger drag strap may be required (plans reflect ST 18). 17. Provide SSW details and reference to the plans. Verfiy detail reflects a continuous load path above SSW to roof diaphragm above. 18. If it is oversized, for the life of the meter, the City will not accurately bill the owner for the water used. All single familydwelling units received "standard" 1" service with 5/8" service. If owner/developer proposes a size, other than the "standard", then owner/developer must provide potable water demand calculations, which include total fixture counts and maximum water demand in gallons per minute (gpm). A typical fixture count and water demand worksheet is attached. Once the gpm is provided, check against the "meter sizing schedule" to verify the anticipated meter size for the unit. Maximum service and meter size is a 2" service with a 2" meter. If a developer is proposing a meter greater than 2", suggest the installation of multiple 2" services as needed to provide the anticipated demand. (manifolds are considered on case by case basis to limit multiple trenching into the street). A 1" meter is required for all residential units that need to be fire sprinkled. > Criteria: Measured from centerline of street, fire' hose must reach to the center of the farthest wall. If more than 100', fire sprinklers may be required. Any building or dwelling over 5,000 sq ft. Irrigation Use (where recycled water is not available) All irrigation meters must be sized via irrigation calculations (in gpm) prior to approval. The developer must provide these calculations. Please follow these guidelines: If the project is a newer development (newer than 1998), check the recent improvement plans and observe if the new irrigation service is reflected on the improvement sheets. If so, at the water meter station, the demand in gpm may be listed there. Irrigation services are listed with a circled "I", and potable water is typically a circled "W". In general, all major sloped areas of a subdivision/project are to be irrigated via separate irrigation meters (unless the project is only SF0 with no HOA). As long as the project is located within the City recycled water service boundary, the City intends on switching these irrigation services/meters to a new recycled water line in the future. 1ST 2N0 3RD • . . 12c. If a project fronts a street' with' recycled water, then they should be connecting to this line to irrigate slopes within the development. For subdivisions, this should have been identified, and implemented on the improvement plans. Installing recycled water meters is a benefit for the applicant since they are exempt from paying the San Diego County Water Capacity fees. However, if they front a street which the recycled water is there, but is not live (sometimes they are charged with potable water until recycled water is available), then the applicant must pay the San Diego Water Capacity Charge. If within three years, the recycled water line is charged with recycled water by CMWD, then the applicant can apply for a refund to the San Diego County 'Water Authority (SDCWA) for a 'refund.
