This plan review is based on regulations enforced by the Building Department. City Ordinance 9792 requires two parking spaces/unit with clear area of 20' x 20'. i.e., no washing machines, etc. Show compliance with dimensions on garage floor plan. 5. City to place their soils notice stamp on the plans. Will handle at the City counter. 6. Show nailing will be in compliance with Table 23-11-B-1. See sheet 1 and correct. 7. The following anchor bolt requirements shall apply in Seismic Zones 3 and 4, per Section 1806.6.1: a) Plate washers (minimum size of 2" x 2" x 3/16") shall be used on each anchor bolt. 8. Show the following on the plans for the required braced wall panels. If the requirements of braced wall panels in conventional light frame construction are not possible, provide design calculations from a licensed Engineer or Architect. a) Any braced wall panel required by Section 2320.11.3 may be replaced by an alternate braced wall panel. UBC Section 2320.11.4. For alternate braced wall panels in one story buildings, show compliance with the following on the plans: i) Minimum braced panel length is 2'-8" in width and a maximum height of 10'-0". See right side of garage opening and specify. See framing plan. ii) Each braced wall panel is sheathed on at least one face with 3/8" plywood sheathing nailed with 8d common or galvanized box nails per 23-11-B-1 and blocked at all plywood edges. iii) A minimum of two anchor bolts installed in accordance with Section1806.6 between hold down devices. 9. Detail shear transfer connections, including roof diaphragm to interior bearing shear walls. Section 2315. See interior rear garage wall. 10. Provide level concrete landing to all exterior doors leading to the outside. Carlsbad 99-2524 July 231 1999 11: Provide makeup air in laundry room. A minimum opening of 100 square inches for makeup air shall be provided in the door or by other approved means. UMC, Section 908.2. 12.
