(California Business and Professions Code). The engineer who performed the structural calculations needs to stamp and sign S-I, S-2 and L-2 and the sheet(s) with fireplace structural details. 14. The county fireplace standards require the chimney to be anchored to a floor or roof if it exceeds 6' above grade. Since that does not appear possible in this case, a design by a California licensed engineer or architect will be required. The calculations for the fireplace were received. The following corrections apply: The details shown on pages 19 and 20 of the calculations must be incorporated into the plans and referenced at 13/1-3. The depth of the flue and the depth of the fireplace need to be dimensioned on the detail on p. 19 of the calcs. C) Please specify 3000 psi for the concrete at fireplace. Please revise the special inspection summary on S2 to include only what applies to this project ( 3000 psi concrete and masonry at fireplace). For additions or improvements to a residence built before 1994, note on the plans that existing "noncompliant" fixtures (toilets that use more than 1.6 gallons of water per flush, urinals that use more than one gallon of water per flush, showerheads that have a flow capacity of more than 2.5 gallons of water per minute, and interior faucets that emit more than 2.2 gallons of water per minute) shall be replaced. Regarding newly shown spa trellis and deck / stairs at spa: Add to scope of work on title sheet. Provide complete connection details for trellis including post to footing, beams to post, etc. Please show how trellis will be laterally resisted in both directions. Provide framing plan for deck. Provide stair plan and details per sec R311.7 showing minimum width of 36", max rise is 7 3/4" and minimum run is 11" if no nosing. Open risers are only permitted if the opening between treads does not permit the passage of a 4" diameter sphere. Section R106.1.General note .1 on sht A-I is out-dated. Please show all the proposed work on the site plan and identify everything that is existing. It appears that dashed lines are removed walls, light lines are existing walls and dark lines are new walls on L-1, but please provide a key. The scale on sheet A2 seems incorrect. In existing buildings, when alterations, repairs or additions requiring a permit occur (or when one or more sleeping rooms are added), the dwelling unit shall be provided with smoke alarms located as required for new dwellings. R314.3.1 Please note on the plans that if not existing, smoke alarms will be provided in the following locations: Inside each bedroom. Specify on the plans that any existing smoke alarms that are more than 10 years old will be replaced. Section R314.3.2. 9. When alterations, repairs or additions are proposed for dwelling units within which fuel-burning appliances are installed (and in dwelling units having attached garages), the dwelling unit shall be provided with carbon monoxide alarms located as required for new dwellings. Section R315.2. On each story, including basements. 10. Bathrooms and powder rooms must be mechanically ventilated (an openable window won't suffice). Section R303.3.1 and CIVIC 403.7. (New bath). 11. Please specify the slope of the patio cover roof. Must be minimum of 2 1/2 :12 for concrete tile and it must meet the manufacturer's requirements. If the roof slope is less than 2 1/2 :12 or the manufacturer's requirements, the tile must be considered decorative over another class A roof assembly. 12. Specify on the plans the following information for the roof materials, per Section R106.1 .1: (Must be min Class A per City ordinance) Manufacturer's name. .Product.name/number. ICC approval number, or equal. 13. It appears the fireplace is located at an open patio (no roof or trelllis above it). Please clarify this. 14. The county fireplace standards require the chimney to be anchored to a floor or roof if it exceeds 6' above grade. Since that does not appear possible in this case, a design by a California licensed engineer or architect will be required. 15. Show on plans that wood shall be 6" minimum above finish grade. Specify nail size and spacing for the patio cover roof diaphragm on the plans. Table R602.3(1). Specify plywood and/or particle board thickness, grade and panel span rating. Table R503.2.1(1) Please specify on the plans whether existing walls being removed for bathroom are bearing or shear walls. If they are, additional corrections will apply. Show on the plans how the safety requirements in section 3109.4 for the spa. (ie. An approved safety cover that meets the requirements of ASTM specifications F 1326 or other means complying with this section). Note on the plans that approved spark arrestor shall be installed on the chimney. CRC Section R1003.9. Note on the plans that receptacle outlet locations will comply with CEC Article 210.52.
