Met with Attach to Plans c Marnell Corrao Associates 30 September 1985 Marty Orenyak City of Carlsbad Building Dept. 1200 Elm Avenue Carlsbad, CA 92008-1989 RE: La Costa Hotel & Spa Code Clarification Dear Marty: Thank you for clarifying our questions as related to architectural drawings by WZMH Group, Inc. Detail in question was 13/A4.7. Corridor shown on 13/A4.7 required one (l)-hour construction. One (l)-hour construction can be achieved with one (1) layer of 5/8" drywall nailed to the bottom of 2 x joists with 16" on center or less spacing. Existing joists are spaced 16" on center allowing us to install one (1) layer of drywall rather than two (2) layers of 5/8" drywall as shown on 13/A4.7. WZMH shall revise this detail. This same detail, 13/A4.7 causes uncertainty as to the ceiling requirements of the entire lower level of the clubhouse. Our interpretation of your clarification is as follows: Kitchens shall have one (1) layer of 5/8" drywall nailed to the bottom of existing 2 x joists which are spaced 16" on center. We shall provide drywall draft stops around kitchen perimeters as required by building department. All public dining facilities shall receive a dropped drywall ceiling in accordance with interior drawings. Non-public areas shall be in accordance with WZMH's reflected ceiling plans. This building shall be fully sprinklered in accordance with Grinnell Fire Protection Systems as reviewed by Fire Captain Mike Smith. ocr 4 4495 South Poians Avenue Las Vegas Nevada 89103 • 702-73? The equipment shall be installed as outlined in your letter of April 15. This variance from our regulations is for the three additions to the Ladies Spa onlj^ and does not establish a precedent for the La CosTa Hotel and' Spa. MARTIN ORENYAK DIRECTOR OF BUILDUP AND PLANNING C: Tony Mata w ~i April 15, 1985 City of Carlsbad Building Department 1200 Elm Avenue Carlsbad, Ca. 92008 Attention- Martin Orenyak Subject. Bulletin # 80-6 Roof Mounted Equipment (copy attached) Dear Marty. Pursuant to our conversation at your office today, I am requesting relief from conformity to the subject Bulletin 80-6. We are presently in framing stages on three additions to the Ladies Spa. All three additions are attached to existing flat roof buildings. To avoid drainage problems with the existing flat roofs, the new additions are designed with flat roofs also. We propose to install parapet walls, minimum of l'-8" high on exterior walls, and keep the ductwork on the roof as low as possible. However, the ducts will be on blocks to allow space for re-roofing in the future. All piping, i.e., gas, fire sprinkler and electrical conduit, will be run between the ceiling/roof joists to avoid a trip-hazard condition on the roof. All three additions will have the Air Conditioner equipment placed in an inconspicuous location o nthe roof, and, with the parapet and height of the roof itself, it is very unlikely any equipment or ductwork will be visible from adjacent streets or walks. There are no buildings adjacent to the new structures with windows overlooking these roof additions. Your consideration of this problem is appreciated.
