If adding a hot water then show location and energy calculations must address and would assume would have to be on exterior as electric not allowed and no fuel burning appliances allowed with direct access to a bathroom. Plans show that new tankless water heater will be connected to the main residence water heater. Per phone conversation, water heater is a tank heater. The demand on gas from a tankless water heater is 199,000 BTU and requires a larger gas line diameter. a) The gas pipe sizing for a tank type water heater shall be based upon a minimum 199,000 Btu gas input rating. Energy Standards 150.0(n). b) Add any other utilities to the gas line calculation to verify it meets gas demand per CPC Table 1216.1(1) c) If proposing to install a electrical tankless water heater, please note on the plans the amperage demand on the electrical panel. d) Please note on the plans any additional utilities planned to be added to existing gas lines. Deliver all remaining sets of plans and calculations/reports directly to the City of Carlsbad Building Department for routing to their Planning, Engineering and Fire Departments. NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by the City Planning, Engineering and Fire Departments until review by EsGil Corporation is complete. 2. Verify final sets of architectural sheets will be signed by designer and that the structural sheets and any new calculations will again be stamped and signed by engineer of record also. Architectural sheets were not signed by designer. 3. Notes in ink and changes in ink to be on vellums or CAD drawings so as to be a permanent part of the plans. What is unclear is if exterior and/or interior finish is to be applied at the factor for walls and or if interior insulation/ finish is to be provided on ceiling panels. Would assume the interior 5/8 X is to be field assembled in order to screw panels together, complete electrical etc. but unsure about insulation. If these are panelized systems then assume exterior finish is to be field applied. If the building inspector cannot verify the structural integrity of any portion of the building then will need either state approval for assembly or have accepted in the past a letter from the engineer-of-record stating that he or she has made field visits to the manufacturer plant to verify components of this project meet or exceed design and would forward stamped and signed letter to the building official for his review I approval. 5. Provide a statement on the Title Sheet of the plans stating that this project shall comply with the 2013 California Residential Code, which adopts the 2012 IRC, 2012 UMC, 2012 UPC and the 2011 NEC. Section R 106.1. 6. Could not determine how hot water is being provided to detached studio. If this being taken from main dwelling and if so plans need to reflect this. 7. If adding a how water then show location and energy calculations must address and would assume would have to be on exterior as electric not allowed and no fuel burning appliances allowed with direct access to a bathroom. Could not determine how obtaining R-30 in ceiling with 2 x 8 roof framing members as generally requires 2 x1 O's allow for the 8 1 /4" insulation and required 1 inch airspace above? 9. Specify on the plans: Water conserving fixtures: New water closets shall use no more than 1.28 gallons of water per flush, kitchen faucets may not exceed 1.8 GPM, lavatories are limited to 1.5 GPM, and showerheads may not exceed 2.0 GPM of flow.
