This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following .items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
A. Please make all corrections on the original tracings and submit two new complete sets of
prints to: Esgil Corp. or to the bldg. dept. of the juris.
B. To facilitate rechecking, please identify, next to each item, the sheet of the plans upon
which each correction on this sheet has been made and return this sheet with the
revised plans.
C. The following items have not been resolved from the previous plan reviews. The original
correction number has been given for your reference. In case you did not keep a copy of
the prior correction list, we have enclosed those pages containing the outstanding
corrections. Please contact me if you have any questions regarding these items.

Please make all corrections on the original tracings, as requested in the correction
list. Submit three sets of plans for commercial/industrial projects. For expeditious
processing, corrected sets can be submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123; (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
1. Plans and calculations shall be signed by the California state licensed engineer
or architect where there are structural changes to existing buildings or structural
additions. Please include the California license number, seal, date of license
expiration and date plans are signed. Business and Professions Code.
8. Specify lever-type hardware for passage doors on floors accessible to the
disabled. Title 24.
9. In areas where the occupant load is at least 50, two exits are required. See the
conference room 62 .. Table 10-A. See correction item no. 12.
10. Exits should have a minimum separation of one-half the maximum overall
diagonal dimension of the building or area served. Section 1004.2.4.
11. The maximum number of required exits and their required separation must be
maintained until egress is provided from the structure. Section 1004.2.3.1.
12. Rooms with more than 10 occupants may have one exit through one adjoining
room. Revise exits to comply. Section 1004.2.2.
13. Clearly show the exiting for the lunch room 12.
14. Exit signs are required whenever two exits are required. Show all required exit
sign locations. Section 1003.2.8.2.
15. Show that exits are lighted with at least one foot candle at floor level. Section
1003.2.9.2.
16. Show the locations of existing exits from the building and show the path of travel
fro_m the remodel area to the existing exits.

17. Exit doors should swing in the direction of exit travel when serving any
hazardous area or when the area served has an occupant load of 50 or more.

Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department,
Fire Department or other departments. Clearance from those departments may be required
prior to the issuance of a building permit.
Code sections cited are based on the 1997 UBC.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed up the recheck process, please note on this list (or a copy} where each
correction item has been-addressed, i.e., plan sheet number, specification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

Please make all corrections on the original tracings, as requested in the correction
list. Submit three sets of plans for commercial/industrial projects. For expeditious
processing, corrected sets can be submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and .calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
1. Plans and calculations shall be signed by the California state licensed engineer
or architect where there are structural changes to existing buildings or structural
additions. Please include the California license number, seal, date of license
expiration and date plans a·re signed. Business and Professions Code.
2. Indicate the use of all spaces adjacent to the area being remodeled or improved.
3. Show any existing fire rated area separation walls, occupancy separation walls,
demising walls, shafts or-rated corridors. Identify and provide construction details
for proposed new fire rated walls.
4. Provide a section view of all new interior partitions. Show:
a) Type, size and spacing of studs. Indicate gauge for metal studs. Specify
manufacturer and approval number or indicate "to be ICBO approved".
b) Method of attaching top and bottom plates to structure. (NOTE: Top of
partition must be secured to roof or floor framing, unless suspended
ceiling has been designed for partition lateral load).
c) Wall sheathing material and details of attachment (size and spacing of
fasteners).
d) Show height of partition and suspended ceiling, and height from floor to
roof framing or floor framing.
5. Note on plan that suspended ceilings shall comply with UBC Tables 25-A, 16-0
and 16-B.
6. In buildings having floors and roofs of wood frame construction, other than
dwelling or hotel occupancies, draft stop the area between the ceiling and floor
above so that no concealed space exceeds 1,000 s.f. and no horizontal
dimension exceeds 60 L.F. (if space has sprinklers, then 3,000 s.f. and 100
L.~..). Section 708.

7. The tenant space and new and/or existing facilities serving the remodeled area
must be accessible to and functional for the physically disabled. See the
attached correction sheet. Title 24.
8. Specify lever-type hardware for passage doors on floors accessible to the
disabled. Title 24.
9. In areas where the occupant load is at least 50, two exits are required. See the
conference room 62 .. Table 10-A. See correction item no. 12.
10. Exits should have a minimum separation of one-half the maximum overall
diagonal dimension of the building or area served. Section 1004.2.4.
11. The maximum number of required exits and their required separation must be
maintained until egress is provided from .the structure. Section 1004.2.3.1.
12. Rooms with more than 10 occupants may have one exit through one adjoining
room. Revise exits to comply. Section 1004.2.2.
13. Clearly show the exiting for the lunch room 12.
14. Exit signs are required whenever two exits are required. Show all required exit
sign locations. Section 1003.2.8.2.
15. Show that exits are lighted with at least one foot candle at floor level. Section
1003.2.9.2. .
16. Show the locations of existing exits from the building and show the path of travel
from the remodel area to the existing exits.
17. .Exit doors should swing in the direction of exit travel when serving any
hazardous area or when the area served has an occupant load of 50 or more.

1. The licen_sed designer must sign the approved set of the plans.
2. If building spaces are used as plenums:
a) Clearly show that all material exposed within the plenum complies with
UMC Section 605.0: "Materials shall have a mold-, humidity-, and
erosion-resistant face that meet the requirements of UL 181."
b) Clearly show that all combustible materials exposed within the plenum
space must comply with UMC Section 602.2. Flame-spread index of not
more than 25 and a smoke-developed rating of not more than 50.
c) A combustion products vent, vent connector, chimney, or chimney
connector shall not extend into or through an air duct or plenum. UMC
Section 804.0.
d) Environmental and/or product-conveying duct systems shall not extend
into or through ducts or plenums. UMC Sections 504.1 (Environment) &
505.1 (Product conveying).

3. Provide data on the proposed hazardous materials to be stored and used. UBC
307 and UFC. Present the description of the hazardous materials in a format
that coincides with the material classifications found in UBC Tables 3-D and 3-E.
a) Clearly show the types of hazardous materials being stored or used.
Provide a list of the proposed hazardous materials as per the types in
UBC, Tables 3-D, and 3-E. Include the material safety data sheets
(MSDS), if applicable.
b) Clearly show the amounts for each type of hazardous material to be
stored and in use.
c) Clearly show the locations in the building where each type of hazardous
material is being stored or used.
PLUMBING (2000 UNIFORM PLUMBING CODE)
4. The plumbing ·is limited to a couple of showers, a new break room sink, and the
condensate removal. It is approved as submitted.
MECHANl_~AL (2000 UNIFORM MECHANICAL CODE)
5. The boilers(?) are shown on sheet M2.1 but are not detailed or schedule(d) any
where. Please clarify.
6. Detail exhaust ventilation system compliance with UMC Chapters 5 & 6.
a) Detail the required make-up air as p~r UMC 505.3
b) Detail the exhaust outlet clearances as per UMC 504.5 (Environmental) &
506.9 (Product conveying).
c) Clearly show the type of material to be exhausted by each exhaust
system.

taken from a point at or near the floor. UBC 1202.2.2.
8. "Equipment, machinery or appliances which generate finely divided combustible
waste or which use finely divided combustible material shall be equipped with an
approved method of collection and removal." UBC 306.8
9. Laboratories and make-up air supplied but no exhaust fans? Please clarify the
use of the lavatories and provide any additional mechanical design (Fume
hoods?)asnecessary.

10. Recirculation of contaminated air in the laboratory or production areas may be a
problem depending upon the operational clarification. Please review.
11. Large duct over large electrical service. How does this design comply with NEC
110-26(F)?
12. Return air shall not be obtained from the following locations: UMC Section 906.6.
a) Where it will pick up objectionable odors, fumes, or flammable vapors.
b) A hazardous or unsanitary location, or a refrigeration machinery room.
c) A room or space containing fuel-burning equipment.
d) A closet, bathroom, toilet room, or kitchen.
e) A dwelling unit other than the room in which the air originates.
13. Detail the primary and secondary mechanical condensate waste design: Pipe
sizing, routing, and termination areas. UMC 310.0 & UPC 807.2
