Architectural Comments
1. The new partition construction is shown on sheet A4.1. Where the wall does not extend to the
structural floor or roof detail the method of providing lateral support at the top of the wall to
resist the code required out-of-plane load of 5 PSF. See detail P2 on sheet A4 1 and detail
the lateral support for the bottom of the trusses in detail P1 on sheet A4.1. The response
directs me detail 2/A4.2. Specify in detail 2/A4.2 the size and spacing of the bracing.
Max spacing is 6'-0" OC to resist the code required 5 PSF applied to the wall.
GMA RESPONSE: Gauge and spacing note added to detail 5/ A4.2.
The plans show you intend to remove a stairway from the 2nd floor. Provide a detailed exit
plans for the 2nd floor showing that one exit stair is sufficient for the 2nd floor.
The response directs me to the 2nd floor exit plan on LS1 .1. From what is shown the
occupant load of this floor exceeds 29 and the common path of travel exceeds the
100ft. See CBC Tables 1014.3 and 1021.2(2). This floor level requires two code
complying exits.
GMA RESPONSE: Please see sheet LSl.2 added to set in regards to this issue.
8. Where special inspection is required , as listed on sheet S-3.0, the designer shall complete the
city's MSpecial Inspection Agreement" and submit to the city prior to permit issuance. This must
be completed and returned to the city prior to pennit Issuance.

1. The final set of corrected drawings to be reviewed for signing and sealing just before
the permits are to be issued. Each sheet of the plans must be signed by the person
responsible for their preparation, even though there are no structural changes, before the
permits are issued. Business and Professions Code.
HE/ Response: Drawings shall have wet seals and signatures by the Engineer(s) of Record.
PLUMBING COMMENTS
7. No response provided. Provide calculations to show compliance with CPC Section 422 &
Table 422.1. (Minimum Plumbing Facilities). The new Conference Rooms, Flex Room,
Training Room, and Break Room require more plumbing fixtures than old office areas.
HE/ Response: Revised plumbing fixture calculations shown on sheet Tl.O (Plumbing Fixture Count
Table).
MECHANICAL (2013 CALIFORNIA MECHANICAL CODE)
17. Correct the required outside air amounts for the Training Room, Flex Room and Break
Room on the MECH-3C form. The number of people used in the calculations are too
low. Also, provide calculations for each of the Air Handler units serving the VAV boxes.
Show the outside air amounts for Air Handler units as per the corrected MECH-3C
calculations. Please provide complete corrected MECH-3C forms showing each of the VAV
units (and each separate room) and the rebalancing of the air handler units for the required
mechanical ventilation rates for the new or revised conditioned spaces. Coordinate the
mechanical plans and schedules and the Title 24 outside air design. Title 24121(b)2 & (d).
The MECH-3C form on sheet M6.1 does not show the different occupant loading for each of
the separate rooms. The MECH-3C form does show include the larger ventilation rates for
each of the Conference Rooms, Flex Room, Training Room, and Break Room. All requires
more outside air than shown on MECH-3C form provided.
HE/ Response: The occupant loads are updated to 50% of the occupant egress quantity for Training Room,
Flex Room, and Break Room.
There two (2) MECH-3Cforms: one is for the existing VAV Air Handling UnitAC-2A, the other is for the
existing Air Handling Unit AC-3A. Each list indicates the rooms served by these systems. The associated VAV
box for each room is indicated beside the room name and number on the Mech-3Cforms.
Plan note 5 on sheet Ml.1 directs the contractor to balance the existing air handling units' outside airflows
to the amounts indicated in the Mech-3C forms. (This plan note was not clouded, as it was already included
in the plans.
The VAV Schedule was updated. Minimum VAV Box Airflows were adjusted to account for changes due to the
revised space populations. Also, existing VAV Boxes which are affected by the revised ventilation calculations
are included in the schedule. These VAV Boxes are indicated to be rebalanced, and this is necessary to meet
the requirements of the revised ventilation calculations.
