The City Engineer has determined that the real property described below, has
been divided or has resulted from a division or combining of lots in compli-
ance with the Subdivision Map Act and with the provisions of the Carlsbad
Municipal Code pursuant thereto.
Owner (s): JAMES W. GAVIN and KAREN C. GAVIN, husband and wife, as joint tenants
Description: (See Exhibit "A" attached)
Note: The description in Exhibit "A" attached has been provided by the owner
of the property and neither the City of Carlsbad nor any of its officers
or employees assume responsibility for the accuracy of said description.
This Certificate of Compliance shall have no force and effect if the above
owners or any subsequent transferee or assignee acquires any continguous pro-
perty other than a lot or lots shown on a recorded subdivision map, parcel map
or record of survey map filed pursuant to and prior to the repeal (Stats. 1955,
Ch. 1593) of Section 11575 of the Business and Professions Code.
This Certificate of Compliance shall in no way affect the requirements of any
other County, State, or Federal agency that regulates development of real pro-
perty .

ing to Map thereof No. 3052, filed in the office of the County
Recorder of San Diego County, February 4-, 195^ described as

Beginning at the most Northerly corner of said Lot 20, thence ••
South 66 5V10" West, 291.21 feet to the most Westerly corner of
said Lot 20, thence: South 1*1-19' East, 51.77 feet to a point on
the westerly line of said Lot 19, thence: North 66 5V10" East,
238.38 feet, thence: South 4-5°38'26" East 26.86 feet, more or
less, to a point on a 4-0 foot radius curve, concave Southeasterly,
thence along Southeasterly said curve, a distance of 80.99 feet,
through an angle of 116 00'26", thence North 70 22' East, 10.30
feet, to the Easterly line of said Lot 20, thence Northerly along
said line North 30 38'50" West, 65.04- feet, to the beginning of
a 5298.73 foot radius curve concave Northeasterly, thence along
said curve 51»88 feet to the point of beginning.

Beginning at the Southeasterly corner of said Lot 19, thence:
South 66 54*10" West, 233.33 feet to the Southwesterly corner
of said Lot 19, thence: North 14-19' West, 51-77 feet more or
less to a point on the Westerly line of said lot 19, from which
the Northwest corner of said Lot 20 bears North 14-19* West 51.77
feet, thence parallel with the Northwesterlly line of said Lot 20,
North 66 54-'10" West, 238.38 feet, thence South 4-5 38'26" East,
26.86. feet, more or less to a point on a 4-0 foot Radius curve,
concave Southeasterly, thence Southwesterly along said curve 36.4-0
feet to the point of beginning.
Excepting therefrom that portion now or heretofore lying below
