The City Engineer has determined that the real property described
below, has been divided or has resulted from a division or combining
of lots in compliance with the Subdivision Map Act and with the
provisions of the Carlsbad Municipal Code pursuant thereto.
OWNER(S): La Costa Estates, Inc., a Florida Corporation
DESCRIPTION: (See Exhibit "A" attached)
NOTE: The description in Exhibit "A" attached has been provided
by the owner of the property and neither the City of
Carlsbad nor any of its officers or employees assume
responsibility for the accuracy of said description.
This Certificate of Compliance shall have no force and effect if the
above owners or any subsequent transferee or assignee acquires any
contiguous property other than a lot or lots shown on a recorded
subdivision map, parcel map or record of survey map filed pursuant
to and prior to repeal (Stats. 1955, Ch. 1593) of Section 11575 of
the Business and Professions Code;
This Certificate of Compliance shall in no way affect the
requirements of any other County, State or Federal agency that
regulates development of real property.

PARCEL 1
Lot 88 and a portion of Lot 89 of Map No. 12325 in the City of Carlsbad, County of
San Diego, State of California, said Map recorded in the Office of the County Recorder
of said San Diego County on February 28, 1989, more particularly described as
follows:
Beginning at the most Southerly corner of said Lot 88; thence along the boundary of
said Lot 88 the following courses, North 81 °53'07" West 134.74 feet; thence North
41 °35'32" West 29.00 feet to the beginning of a non-tangent 330.00 foot radius
curve concave Northwesterly, to which a radial line bears South 41 °35'32" East;
thence Northeasterly along the arc of said curve through a central angle of 19°53'31"
a distance of 114.57 feet; thence North 28°30'57" East 45.41 feet to the beginning
of a non-tangent 43.00 foot radius curve concave Northeasterly, to which a radial line
bears North 79°01'40" West, said point being on the Right-of-way of Via Ostiones
as shown on Map No. 12325; thence along said Right-of-way Southeasterly along the
arc of said curve through a central angle of 108°39'06" a distance of 81.54 feet;
thence leaving said Right-of-way South 18°57'18" East 63.09 feet to an angle point
on the Easterly line of said Lot 88; thence along said Easterly line South 08°02'18"
West 60.00 feet to the Point of Beginning.
