If the party ot the second part shall fail to notify the part of the first part within the life of this option, if its election to purchase hereunder; or if after giving sucb notice, the party of the second part fail to make the deposit of the purchase money in escrow with within the time herein limited, this option shall be thereafter null and void and the part of the first part no longer bound hereby. This agreement shall be binding upon and inure to the benefit of the heirs, executors, administra- tors and assigns of the part of the first part and the successors and assigns of the party of the sec- ond part.
