All that portion of Lot "I", Rancho Agua Hedionda, in the City of Carlsbad,
County of San Diego, State of California, as shown on the Partition Map
thereof No. 823, filed in the Office of the Recorder of San Diego County,
November 16, 1896, described as follows:
Beginning at the intersection of the center line of Valencia Avenue and the
southerly right of way line of Park Drive, 34 feet wide, as said streets are
shown on the subdivision map of Laguna Riviera Unit No. 4, Map No. 6529, file
in the Office of the Recorder of San Diego County on.October 30, 1969, file
number 199574; thence North 82'26'24'' West along the southerly right of way
line of said Park Drive a distance of 50.00 feet; thence South 7'33'36" West
34.00 feet; thence South 82'26'24" East 614-29 feet to the beginning of a
tangent 434.00 foot radius curve concave Northwesterly; thence Northeasterly
along the arc of said curve 777.62 feet through a central angle of 102°39'35"
8 thence North 5'05'59'' West 205.50 feet to the beginning of a tangent 766.00
foot radius curve concave Northeasterly; thence Northeasterly along the arc
of said curve 209.91 feet through a central angle of~15'42'03" to the
beginning of a compound curve concave Southeasterly having a radius of 366.00

compound curve concave Southeasterly having a radius of 800,OO feet; thence
Southwesterly along the arc of said curve 219,23 feet through a central angle
of 15'42'03"; thence South 5'05'59" West 205,50 feet to the beginning of a
tangent 400.00 foot radius curve concave Northwesterly; thence Southwesterly
along the arc of said curve 716.70 feet through a central angle of 102'39'35":
thence North 82'226'24" West 564.29 feet to the Point of Beginning.
The grantor hereby further grants to the City of Carlsbad the privilege and
right to extend excavation and banking slopes beyond the limits of the herein
described right of way, where required, for the construction and maintenance
of said City Highway, reserving unto grantor of the above described parcel of
land his successors or assigns, the right to eliminate such slopes or portions
thereof when in the written opinion of the engineer of grantee the necessity
therefor is removed by substituting other protection, support, provided such
substitution is first approved in writing by said engineer.
