HomeMy WebLinkAboutCD 2017-0017; MOSS RESIDENCE; Admin Decision LetterOctober 13, 2017 Don Zavatto 60400 Devils Ladder Road Mountain Center, CA 92561 FILE SUBJECT: CD 2017-0017 (DEVOS114)-MOSS RESIDENCE (CDP 05-46) CCityof Carlsbad The City Planner has completed a review of your application for CD 2017-0017 -Moss Residence, {APN: 210-020-15), which is a revision to CDP 05-46 to address all applicable Special Conditions and Revised Development Plans as required by the California Coastal Commission (CCC) Permit Application No.: 6-16- 0340. In general, the required revisions include: • Eliminating previously approved development proposed beyond the coastal bluff edge; • Revising architecture to reflect a revised stringline as permitted by CCC; . • Allowing use of previously approved Riley Residence (CDP 06-05) for purposes of stringline; • Reversing the main floor plan to locate garage on northeast corner of home; and • Reducing overall floor area from 6,755 square feet to 5,450 square feet. After careful consideration of the circumstances surrounding this request, the City Planner has determined that the application qualifies for a consistency determination with the approved permit and therefore, APPROVES the changes to the project based on Planning Division Administrative Policy No. 35. Please.submit two (2) copies (24" X 36") of all applicable exhibits for the project file. The copies must be submitted, stamped "Consistency Determination," and signed by the City Planner prior to issuance of any grading or building permits for the project. The Consistency Determination Title Block stamp, and other Title Block stamps, can be downloaded from the City's website at http://www.carlsbadca.gov/services/depts/planning/applications.asp.
