3. Incorporate compost at a rate of at least four cubic yards per 1,000 square feet to a depth of six inches into landscape area (unless contraindicated by a
soil test).
4. 75% of the plants specified shall average WUCOLS plant factor 0.3. Ficus pumila shall be irrigated on a separate valve. The total sq. ft. area of the Ficus
vines is less than 25% of the landscape area,
5. A minimum three inch {3") layer of mulch shall be applied on all exposed soil surfaces of planting areas except in turf areas, creeping or rooting
groundcovers, or direct seeding applications where mulch is contraindicated.
6. The existing controller does not meet standards of Appendix D. It shall be replaced with a new controller. New controller shall be Hunter model Pro-C.
Install controller with Hunter Solar Sync.
7. The existing controller is not the type which will lose programming data in the event the primary power source is interrupted. The new manufacturer is
HUNTER and the Model# is PRO-C.
8. If available pressure is above 80psi, a pressure regulator shall be installed. The manufacturer shall be WILKINS and the Model# shall be 500 Series.
9. Manual shut-off valves (such as a gate valve, ball valve, or butterfly valve) shall be installed as close as possible to the point of connection of the water
supply.
10.AII irrigation emission devices must meet the requirements set in the ANSI standard, ASABE/ICC 802 -2014. "Landscape Irrigation Sprinkler and Emitter
Standard," All sprinkler heads installed in the landscape must document a distribution unifonnity low quarter of 0.65 or higher using the protocol defined in
ASABE/ICC 80 2-2014.
11.Areas less than ten (10) feet in width in any direction shall be irrigated with subsurface irrigation or other means that produces no runoff or overspray.
12.At the time of final inspection, the permit applicant must provide the owner of the property with a certificate of completion, certificate of installation,
irrigation schedule and a schedule of landscape and irrigation maintenance.

16.The D.G. sitting area has been eliminated. Ficus vines have been shown on the plans. The Ceanothus variety has been changed to Ceanothus 'Julia
Phelps.' It has a spread of 6'-9' and a height of 5'-8.'
17.Slopes 6:1 or steeper requiring erosion control measures as specified herein shall be treated
with one or more of the following planting standards:
a. Standard 1-Cover Crop/Reinforced Straw Matting:
Cover crop shall be a seed mix typically made up of quick germinating and fast covering grasses, clovers, and/or wild flowers. Submit the specific
seed mix for City approval prior to application. The cover crop shall be applied at a rate and manner sufficient to provide 90% coverage within thirty
(30) days.
Type of reinforced straw matting shall be as approved by the city and staked to the slope as recommended by the manufacturer.
Reinforced straw matting shall be required when planting occurs between August 15 and April 15. The cover crop and/or reinforced straw mat shall
be used the remainder of the year.
b. Standard #2 -Ground Cover
One hundred (100%) percent of the area shall be planted with a ground cover known to have excellent soil binding characteristics (planted from a
minimum size of flatted material and spaced to provide full coverage within one year).
c. Standard #3 -Low Shrubs
Low spreading woody shrubs (planted from a minimum of 2-3/4 inch liners) shall cover a minimum of seventy (70%) percent of the slope face (at
mature size).
d. Standard #4-Trees and/or Large Shrubs
Trees and/or large shrubs shall be (planted from a minimum of 1 gallon containers) at a minimum rate of one (1) per two hundred (200) square feet.
Slopes-6:1 or steeper and:
a. 3' or less in vertical height and are adjacent to public walks or streets require at minimum Standard #1.
b. 3' to 8' in vertical height require Standards #1 (erosion control matting shall be installed in lieu of a cover crop), #2 and #3.
c. ln excess of 8' in vertical height require Standards #1 (erosion control matting shall be installed in lieu of a cover crop), #2, #3, and #4.
Areas graded flatter than 6:1 require Standard #1 (cover crop) with temporary irrigation when they have one or more of the following conditions:
a. Sheet graded pads not scheduled for improvements within 6 months of completion of rough grading.
b. A potential erosion problem as detennined by the City. Identified by the City as highly visible areas to the public or have special conditions that warrant
immediate treatment.
