NOTES & OBSERVATIONS:
-The proposed utility yard and minor roof equipment will NOT be visible from Whiptail loop
-North of Whiptail loop is blocked by new lonis capus construction and roof or utility yard of 2728 whiptail loop will not be seen.
-Gazelle Ct. is a private road that takes general public to lonis Pharmaceutical campus.
-As illustrated by photos 1,2,3 above only at the very top of Gazelle Ct. will there be exposure to utility yard and roof equipment.
-Image #4 above shows current view from cul de sac at lonis Pharmaceutical entrance. Existing PODS building can be seen with minor roof
equipment fans very similar to what our project will have, there is currently no roof screen provided for that building, so proposed site on the left
will be less visible than what is currently in view of that vanish point and drive.
-Service Utility yard proposed screen will be Architecturally pleasing with 6'-0" concrete wall and either wiremesh wall
or metal louvers with potential to add green element to it.
CONCLUSION:
-We believe that proposed Utility Yard Screen wall and existing roof conditions are sufficient for screening
proposed equipment .

PROPOSED UTILITY YARD SCREEN WALL AND LANDSCAPE REMOVAL:
-Based on existing Shell documents, required parking lot landscape is about half of what is
actually being provided.
-Proposed Utility yard is removing 1,401 S.F. of Landscape (Refer to CD-01, and CD-02) for
location and photos of existing conditions.
-Total remaining parking lot landscape after removal is= 33,787 SF a total of 17,393 SF
above what is required.
-Proposed Utility yard screen wall is a mixture of existing conditions, concrete walls and screen
wall utilizing metal louvers similar look to trash enclosures or roll up doors, and metal wire mesh
where vines can grow, simi lar to loading dock screen walls (See Photo above)
-Proposed concrete wall height is 6'-0" high concrete base with 9'-0" high metal wire
mesh and louvers.
