THE OFF-ANGLE LAYOUT WAS TAKEN FROM THE EXISTING HOUSE AND WILL RESULT IN A STREET PRESENCE THAT HAS MORE DEPTH, INTEREST AND CREATE SHADOW LINES. THE OFF-ANGLE LAYOUT IS ALSO INTENDED TO CREATE PRIVACY AND PREVENT INDIVIDUAL UNITS FROM STARING DIRECTLY INTO THE UNIT OPPOSITE WHERE IT OCCURS. THE LAYOUT WILL ALSO RESULT IN MORE USABLE OUTDOOR SPACES. THE LAYOUT ALSO VOLUNTARILY HOLDS BACK FROM THE EAST PROPERTY LINE APPROXIMATELY 10' THOUGH THERE IS A ZERO FOOT SIDE SETBACK. ADDITIONALLY THE ROOFS ARE SLOPED DOWNWARD ON THE EAST SIDE OF THE PROPERTY FACING ONTO THE EXISTING RESIDENTIAL HOMES IN ORDER TO MINIMIZE THE IMPACT. ALL OF THE ADJACENT PROPERTIES TO THE EAST HAVE AN ALLOWABLE 35' HEIGHT LIM IT THE ROOF SLOPE IS ALSO INTENTIONALLY PITCHED IN ORDER TO SEND RAIN WATER AWAY FROM THE LAGOON AND INTO ON-SITE STORMWATER TREATMENT. THE PROJECT WILL ACTUALLY RESULT IN A NET REDUCTION OF IMPERMEABLE AREAS AND CONTRIBUTE TOWARDS IMPROVING LOCAL WATER QUALITY. THE ROOF SLOPES ARE ALSO IMPORTANT IN MAKING THE PROPOSED SOLAR PANELS FEASIBLE BY FACING TOWARDS THE SUN. GABLE ROOFS OR SIMILAR WOULD PRECLUDE THIS OPTION. THE PROJECT REPRESENTS TRUE SUSTAINABILITY. THE LOCATION IS VERY WALKABLE AND LOCATED NEAR GOODS & SERVICES AS WELL AS MASS TRANSIT. THE PROPOSED PROJECT WILL ACTUALLY RESULT IN FEWER AVERAGE DAILY VEHICLE TRIPS THAN THE CURRENT USES.
