In Phase IV Cover Sheet SITE PLAN NOTES: 1 At every primary public entrance, and at every major function area along , or leading to , an accessible route of travel, there is to be a sign displaying the international symbol of accessibility. Signs are required to indicate the direction to accessible building entrances and faci lities per CBC Sec 1117B.5.7. and 1127B.3. 2. Accessible parking spaces shall comply with CBC Sec. 1129B.3.1 as follows: a) Single spaces shall be 14' wide and outlined to provide a 9' parking area and a 5' loading and unloading area on the passenger side of the vehicle. b) When more than one space is provided , in lieu of providing a 14' space for each space, two spaces can be provided with a 23' area with a 5' loading zone between each 9'-0" wide space. c) Each space is to be a minimum of 18' in width. 3 The words "NO PARKING" shall be painted on the ground within each loading and unloading access aisle (in white letters no less than 12" high and located to that it is visible to traffic enforcement officials) per CBC Sec. 1129B.3.3. 4. The maximum slope of the parking surface at the accessible spaces and the adjacent access aisles, in any direction, is less than or equal to 1 :50 (2%) per CBC Sec. 1129B.3.4. 5. The accessible parking spaces are to be identified by a reflectorized sign, permanently posted immediately adJacent to and visible from each space, consisting of a) A profile view of a wheelchair with occupant in white on dark blue background b) The sign shall be greater than or eq ual to 70 square inches in area c) When in the path of travel , they shall be posted greater than or equal to 80 inches from the bottom of the sign to parking space finished grade. d) Signs may also be centered on the wall of the interior end of the parking space greater than or equal to 36 inches from the parking space finished grade, ground or sidewalk e) Spaces complying with Section 1129B.4.2 shall have an additional sign "Van-Accessible" mounted below the symbol of accessibility per CBC Sec. 1129B.4 f) In addition, the surface of each accessible space is required to be marked with the international symbol of accessibility 6 . An additional sign shall be posted in a conspicuous place at each entrance to off- street parking facilities, or immediately adjacent to and visible from each stall or space. The sign shall be greater than or equal to 17" x 22" with lettering not less than 1" in height Per Sec. 1129B.4, the required wording is as follows: "Unauthorized vehicles parked in designated accessible spaces not displaying distinguishing placards or licensed plates issued for persons with disabilities may be towed away at owner's expense. Towed vehicles may be reclaimed at ____ or by telephoning 7. A minimum of BO-inches of headroom is to be provided from all walkway surfaces to obstructions, per CBC Sec. 1133B.B.2. 8. In order to comply with the light pollution requirements of 2010 Green Building Standards Sec. 5.106.8, and with lighting power requirements in the California Energy Code, CCR , interior and exterior lighting shall be designed such that zero direct-beam illumination leaves the building site. Meet or exceed exterior light levels and uniformity ratios for lighting zones 1-4 as defined in Chapter 10 of the California Administrative Code, CCR, Part 1, using the fol lowing strategies: 1. Shield all exterior luminaires or provide cutoff luminaires per Section 132 (b) of the California Energy Code. 2. Contain interior lighting within each source. 3. Allow no more than .01 horizontal lumen footcandles to escape 15 feet beyond the site boundary. 4. Automatically control exterior li ghting dusk to dawn to turn off or lower light levels during inactive periods. Exceptions: 1. Part 2, Chapter 12, Section 1205.6 for campus lighting requirements for parking facilities and walkways 2. Emergency lighting and lighting required for night-time security. 9. Irrigation shall be an-d by means of an automatically controlled irrigation control system with a 'smart controller' and a rain sensor. The system shall be capable of repeat cycles in order to apply water at a rate that the soil can absorb the applied irrigation water. A master control valve will be installed to prevent over watering when valves malfunction. Domestic water will be protected by means of a reduced pressure type backflow preventer.
