This project shall comply with the 2013 California Building Code that adopts the 20121BC, 2012 UMC, 2012 UPC and 2011 NEG. 2. All dimensions are to face of stud, concrete or masonry, unless otherwise noted on drawings. 3. Yard setbacks are to be measured from the exterior wall finish to the property line and not from the outside of the footing (or face of studs). The plans must be designed with the wall finish thickness (i.e.7/8" stucco, etc.) added to the plans for setback requirements. Thr1 field inspector will add the planned wall finish thickness to the foundation setback. If the wall finish is to be changed after approval, the effect on meeting the setback requirement must be considered to get the change approved by the City of Coronado Community Development. 4. Contractor shall bring to the attention at the architect any conflict, discrepancy or ambiguity in the contract documents and shall not proceed wlth nny of the work effected thereby until clarification is given by the architect. 5. City of San Diego minimum construction specifications shall be a part of the construction documents. Where· these documents call for a higher standard than that called for in the city specifications, these documents shall take precedence. 6. Contractor shall comply with all OSHA requirements. An OSHA permit is required for the proposed basement. 7. Air Conditioning units cannot be placed in the front or side yard setbacks, or in the five foot rear yard (accessory building) setback, unless they are under tvvo feet in height compared to the average grade. All machinery must conform to the City of Coronado Noise Ordinance. 8. An encroachment permit shall be required for all work in the public right of way. Contact the City of Coronado Engineering and Project Development Department at 619-522-7384 for permit requirements. 9. If historic grid pattern of sidewalks is damaged during construction, the sidewalk shall be replaced in kind. 10 11. 12. Tempered glass shall be permanently identified and visible when the unit is glazed. All windows are to have labels attached by N.F.R.C. showing compliance with energy standards. This project is not within a noise critical area (CNEL contour of 60dB) as shown on the General Plan for Coronado, CA. 17. A miminum of 50% of construction waste and demolition debris is to be recycled and/or salvaged per CGC 4.408.1. 18. City will void all designed structural lumber if ripped. 19. Only low volume drip or bubbler emitters shall be used to irrigate existing or proposed non-turf, outside landscaping. 20. The contractor responsible for the construction of the seismic-force-resisting system shall submit a written Statement of Responsibility to the building official prior to the commencement of work on the system. 21. Where the water closet is placed adjacent to the side wall as above, reinforcement shall be installed on the side adjacent to the water closet and the back. Reinforcement shall be wood blocking installed between 32 and 38 inches above the floor. The grab bar reinforcement at the back shall be a minimum of 6 inches nominal in height and 40 inches in length. The grab bar reinforcement along the side shall be a maximum of 12 inches from the rear wall and shall extend a minimum of 26 inches in front of the water closet. The reinforcement shall be a minimum of 6 inches nominal in height. 2. Water closet controls shall be mounted no more than 44 inches above the floor. The force required to activate controls shall be no greater than a 5-pound force. 3. The space beneath the lavatory is to be left clear and unobstructed to provide the required knee and toe space. The knee space shall be at least 30 inches wide and 8 inches deep. The knee space shall be at least 29 inches high at the front face and reducing to not less than 27 inches at a point 8 inches back from the front edge. Toe space shall be at least 17 inches deep, measured from the front edge, and at least 9 inches high from the floor. 4 The finish floor beneath the lavatory shall extend to the wall. 5.
