NEW HOUSE TO HAVE FINISHED BASEMENT SPACE. 2013 GREEN BUILDING STANDARDS CODE 2013 ELECTRICAL CODE 4. RELOCATE EXISTING CURB-CUT ON SANTA FE AVENUE. 2013 PLUMBING CODE 2013 FIRE CODE 5. HOUSE SHALL HAVE AN AUTOMATIC FIRE SPRINKLER SYSTEM UNDER SEPARATE DEFERRED SUBMITTAL 2008 CALIFORNIA BUILDING ENERGY EFFICIENCY STANDARDS FIRE NOTES 1. SMOKE DETECTORS SHALL BE INSTALLED IN ALL ROOMS USED FOR SLEEPING PURPOSES, ON THE CEILING OR WALL OUTSIDE OF EACH SEPARATE SLEEPING AREA IN THE IMMEDIATE VICINITY OF THE BEDROOMS, AND ON EACH STORY WITHIN A DWELLING UNIT. 2. AN AUTOMATIC FIRE SPRINKLER SYSTEM IS REQUIRED. AN AUTOMATIC FIRE SPRINKLER SYSTEM SHALL BE INSTALLED AS PER N.F.P.A. 13D, THE MOST CURRENT EDITION SHALL BE USED, INCLUDING CITY OF CARLSBAD FIRE DEPARTMENT POLICIES. APPROVED NUMBERS AND/OR ADDRESSES SHALL BE PLACED ON ALL NEW AND EXISTING BUILDINGS SHALL HAVE APPROVED ADDRESS NUMBERS, BUILDING NUMBERS OR APPROVED BUILDING IDENTIFICATION PLACED IN A POSITION THAT IS PLAINLY LEGIBLE AND VISIBLE FROM THE STREET OR ROAD FRONTING THE PROPERTY. THESE NUMBERS SHALL BE A MINIMUM OF 4" HIGH WITH A MINIMUM STROKE OF .5 INCHES. WHERE ACCESS IS BY MEANS OF A PRIVATE ROAD AND THE BUILDING CANNOT BE VIEWED FROM THE PUBLIC RIGHT OF WAY A MONUMENT, POLE OR OTHER SIGN OR MEANS SHALL BE USED TO IDENTIFY THE STRUCTURE. CFC SECTION 505.1 AMENDMENT. , 8. BEDROOM WINDOW EGRESS REQUIRED IN EVERY SLEEPING ROOM PER CRC SECTIONS R310, R310.2, R310.3 AND R310. 9. ALL EGRESS/ EMERGENCY EXIT WINDOWS TO HAVE AN OPENABLE AREA OF 5.7 SF WITH A MINIMUM OPENABLE WIDTH OF 20" AND MINIMUM OPENABLE HEIGHT OF 24". BOTTOM CLEAR OPENING SHALL NOT EXCEED 44" ABOVE THE FLOOR. WINDOWS SHALL BE OPENABLE FROM THE INSIDE AND PROVIDE A FULL, CLEAR OPENING WITHOUT THE USE OF ANY KEYS OR TOOLS. GREEN BUILDING STANDARDS 1. NOTE ON THE SITE PLAN THAT THE SITE SHALL BE PLANNED AND DEVELOPED TO KEEP SURFACE WATER AWAY FROM BUILDINGS. PLANS SHALL BE PROVIDED AND APPROVED BY THE CITY ENGINEER THAT SHOW SITE GRADING AND PROVIDE FOR STORM WATER RETENTION AND DRAINAGE DURING CONSTRUCTION. BMP'S THAT ARE CURRENTLY ENFORCED BY THE CITY ENGINEER MUST BE IMPLEMENTED PRIOR TO INITIAL INSPECTION BY THE BUILDING DEPARTMENT. CGC 4.106.3. 2. A MIN. OF 50% OF CONSTRUCTION WASTE IS TO BE RECYCLED. CGC 4.408.1. 3. RECYCLING. THE CONTRACTOR SHALL SUBMIT A CONSTRUCTION WASTE MANAGEMENT PLAN TO THE JURISDICTION AGENCY THAT REGULATES WASTE MANAGEMENT, PER CGC 4.408.2 4. THE BUILDER IS TO PROVIDE AN OPERATION MANUAL (CONTAINING INFORMATION FOR MAINTAINING APPLIANCES, ETC.) FOR THE OWNER AT THE TIME OF FINAL INSPECTION. CGC 4.410.1. 5. DURING CONSTRUCTION, ENDS OF DUCT OPENINGS ARE TO BE SEALED, AND MECHANICAL EQUIPMENT IS TO BE COVERED. PER CGC 4.504.1. -·--·-7 .• 6. VOC'S MUST COMPLY WITH THE LIMITATIONS LISTED IN SECTION 4.504.3.AND TABLES 4.504.1, 4.504.2, 4.504.3 AND 4.504.5 FOR: ADHESIVES, PAINTS AND COATINGS, CARPET AND COMPOSITION WOOD PRODUCTS. CGC 4.504.2 . 7. BATHROOM FANS SHALL BE ENERGY STAR RATED, VENTED DIRECTLY TO THE OUTSIDE AND CONTROLLED BY A HUMIDISTAT. PER CGC 4.506.1. 8. IF PROVIDED, WHOLE HOUSE EXHAUST FANS SHALL HAVE INSULATED COVERS OR LOUVERS WHICH CLOSE WHEN THE FAN IS OFF. THE COVERS OR LOUVERS SHALL HAVE MINIMUM R4.2 INSULATION. CGC 5.507.1. 9. HEATING AND AC SHALL BE SIZED AND SELECTED BY ACCA MANUAL J OR ASHRAE HANDBOOK OR EQUIVALENT. THE DUCT SIZING SHALL BE SIZED IN ACCORDANCE WITH ONE OF THE ACCA METHODS LISTED IN CGC SECTION 4.507.2. 10.PRIOR TO FINAL APPROVAL OF THE BUILDING THE LICENSED CONTRACTOR, ARCHITECT OR ENGINEER IN RESPONSIBLE CHARGE OF THE OVERALL CONSTRUCTION MUST COMPLETE AND SIGN THE GREEN BUILDING STANDARDS CERTIFICATION FORM AND GIVEN TO THE BUILDING DEPARTMENT OFFICIAL TO BE FILED WITH THE APPROVED PLANS. 11. PROVIDE CALCULATIONS PREPARED BY A LICENSED ENGINEER THAT WILL SHOW WATER CONSUMPTION REDUCTION OF 20% BELOW THE BASELINE WATER CONSUMPTION LISTED IN TABLE 4.303.1. IN LIEU OF PROVIDING THE CALCULATIONS, IMPRINT ON THE PLANS THE ATTACHED TABLE 4.303.2 LISTING FIXTURES THAT MEET THE 20% REDUCTION. CGC 4.303.1. 12.WHEN A SHOWER IS PROVIDED WITH MULTIPLE SHOWER HEADS, THE SUM OF FLOW TO ALL THE HEADS SHALL NOT EXCEED THE 20% REDUCED LIMIT, OR THE SHOWER SHALL BE DESIGNED SO THAT ONLY ONE HEAD IS ON AT A TIME. PER CGC 4.303.2. 13.LANDSCAPE IRRIGATION WATER USE SHALL HAVE WEATHER BASED CONTROLLERS. CGC 4.304.1 .. 14.INTERIOR MOISTURE CONTROL. NOTE ON THE PLANS THAT THE MOISTURE CONTENT OF WOOD SHALL NOT EXCEED 19% BEFORE IT IS ENCLOSED IN CONSTRUCTION. THE MOISTURE CONTENT NEEDS TO BE CERTIFIED BY ONE OF 3 METHODS SPECIFIED IN SECTION 4.505.3. BUILDING MATERIALS WITH VISIBLE SIGNS OF WATER DAMAGE SHOULD NOT BE USED IN CONSTRUCTION. THE MOISTURE CONTENT MUST BE DETERMINED BY THE CONTRACTOR BY ONE OF THE METHODS LISTED IN CGC 4.505.3 15.STORM WATER DRAINAGE/RETENTION DURING CONSTRUCTION. NOTE ON THE PLANS: PROJECTS WHICH DISTURB LESS THAN ONE ACRE OF SOIL SHALL MANAGE STORM WATER DRAINAGE DURING CONSTRUCTION BY ONE OF THE FOLLOWING: A. RETENTION BASINS. B. WHERE STORM WATER IS CONVEYED TO A PUBLIC DRAINAGE SYSTEM, WATER SHALL BE FILTERED BY USE OF A BARRIER SYSTEM, WATILE OR OTHER APPROVED METHOD. CGC 4.106.2 CONSTRUCTION NOTES Pre-Construction Meeting: Contractor to conduct on-site pre-construction meeting with architect to review demolition strategy prior to beginning work. Site Conditions: Contractor to review all site conditions before beginning work. Confirmation of Dimensions: Contractor to confirm dimensions of areas of remodel, demolition and addition prior to beginning work. New Construction: All dimensions are to face of stud unless noted otherwise. Discrepancies: Contractor to notify architect immediately of any discrepancies. Right-of-Way Note: Owner is to obtain a construction permit from the Engineering Department at least 48 hours prior to working in the public right of way. Failure to do so will result in an issuance of a stop work notice and double permit fees. It is the responsibility of the owner to know the location of the property line. Dr~inage N~t.e: No concentrated drainage flows are permitted over adjacent property lines. Water is to drain away from structures for a minimum of 5 feet at 2 percent and be conveyed to an approved drainage facility. Construction Site Access: A stabilized construction site access shall be provided for vehicles egress and ingress to prevent tracking dirt off site. This shall include using material such as gravel and/or corrugated steel panels/plates. On-site Construction Material Storage: · Stored materials shall be contained in a secure place to prevent seepage and spillage. Contractor shall store these products where they will stay dry out of the rain. Contractor shall provide secondary containment for all fuel stored on-site. · Eliminate or reduce pollution of stormwater fr~m stockpiles .kept on-site. Stockpiles may include soil, paring materials, asphalt concrete, aggregate base, etc. Stockpiles shall be located away from concentrated stormwater flows and stormdra1n inlets. Stockpiles shall be covered or protected with soil stab11lzation measures and provided with a temporary sediment barrier around the perimeter at al! times. Waste Management: · Contr~ctor ~hall be r.~ponsible for properly disposlng of all waste and unused construction materials. Dumping of unused or waste products on the ground, where water can carry them into the conveyance system 1s strictly proh1b1ted. ·. No seepage ~ram dumpsters.shall be discharge~ into s!ormwater. Berms/di~es shall be placed around dumpsters to divert the natural storm runoff. Dumpsters shall be checked frequently for leaks. Dumpster lids shall remain ,closed at_a!I t1'."es. ~umpsters without lids shall ?e place_d withi~ structures with impervious roofing or covered with tarps in order to avoid rain contact with any trash material. · Many ~onstructi.on m~tenals, 1nclud1ng solvents, waterbase_d paints: vehicle_ fluids, broken asphalt and concrete, wood, and cleared vegetation can be recycled. Non-recyclable materials must be taken to an appropnate landfill or dtsposed of as hazardous waste. For information on landfills and to order dumpsters call EDCO at (760) 436-4151. · Pollutants shall be kept off exposed surfaces. Place trash cans and recycling receptacles around the site. · Portable toi!~ts must_be in good working order and checked frequently for leaks. Contractor shall provide secondary containment and locate portable toilets away from stormdrain inlets on pervious surtaces. · All construction debns shall be kept away from the street, gutter, and stormdrain.
