THE WEST LOT CAN BE DEVELOPED FOLLOWING ONE OF TWO OPTIONS; OPTION 1 = (3) DUPLEXES FOR A TOTAL OF (6) UNITS. OPTION 2 = (4) DUPLEXES FOR A TOTAL OF (8) UNITS, (1) UNIT BEING "VERY AFFORDABLE". OPTION 1 (THE PREFERRED OPTION), WOULD USE STANDARDS MODIFICATION PER SECTION 2.6 AREA-WIDE 2.6.7 STANDARDS MODIFICATION; 3. To enable a significant public benefit as determined by the decision-making authority. A significant public benefit may include, but is not limited to, one or more of the following: g. FINDINGS To grant a standards modification, the decision-making authority shall make the following findings_ These findings are In addition to any other findings required to approve a project. 1. The applicant has provided acceptable evidence to demonstrate the need for the standards modification and there is no other way to reasonably achieve one or more of the purposes outlined in Section 2.6.7.B without the modification. 2. The standards modlfication is consistent with the goals and objectives of the Master Plan and the vision and Intent of the applicable district. 3. (If applicable) The decision-making authority has determined the project provides a significant public benefit that warrants the granting of the standards modification. THE SITE IS IN A UNIQUE LOCATION ON THE BORDER OF THE MASTER PLAN WHERE IT ABUTS A SINGLE FAMILY NEIGHBORHOOD AND A COMMERCIAL USE. THE LOT SPLIT WOULD PROVIDE A TRANSITION FROM THE HIGHER DENSITY TO THE EXISTING NEIGHBORHOOD AND WOULD NOT PRECLUDE THE REDEVELOPMENT OF THE EAST LOT. ADDITIONALLY, NUMEROUS NEARBY EXISTING LOTS ARE OF THIS SAME SCALE AND SIZE, (OR SMALLER). A FINE GRAIN DEVELOPMENT PATTERN WOULD SEEM TO BE DESIRABLE TO MAINTAIN, AND, A BUFFER OR TRANSITION MAY BE PREFERRED BY SOME IN THE COMMUNITY. THE MASTER PLAN DOES NOT HAVE ANY REQUIREMENTS FOR LOT SIZES OR DIMENSIONS. SECTION 2.7.1 VILLAGE CENTER. SUPPLEMENTAL DISTRICT STANDARDS, B. LOT SIZE AND DIMENSION-"Not Applicable".
