RESOLUTION OF TIS3 CITY COUNCILOF THE CITY OF CARLSBAD APPROVING THE
WHEREAS, the Planning Commission of the City of Carlsbad on the
23rd day of September, 1958, recommended to the City Cozxncil by their
Resolution No. 85 that the tentative map of VILLAGE HOMES be approved
subject to the conditions contained in Resolution No, 85 of the Planning
Commission; and
WHEREAS, the City Council of the City of Carlsbad on the 24th day of
September, 1958, duly considered the recommendation of the Planning

NOW, THEFiEFORE, BE IT RESOLVED by the City Council of the

City of Carlsbad as. follows:
That the City Council does hereby approve the tentative map of
VILLAGE HOWIES, subject to the following recommendations and conditions
being performed by the Subdivider:
1. The tentative map is in compliance with the technical requirements
of the Subdivision Ordinance.
2. All lots appear to have sufficient area and lot frontage for the R-1

3. Preliminary information indicates that there will be required a
certain dedication for property fronting on Laguna Drive.
the 7 612 foot dedication shown on the tentative map, there will not be created
any sub-standad lots, If, however, detailed survey results in the need for
an additional dedication, there will then be created lots with less than the
minimum 6,000 square feet in area. The Department of Public Services
recommends that there be sufficient dedication of land so that Laguna Drive can
be developed to a street with 60 feet of right of way and 40 feet of roadway.
4. All new subdivision streets and improvements for existing rights
On the basis of
of way or dedications along rights of way shall be constructed to the standards
of the City of Carlsbad. Permanent street paving shall consist of 2 inches or

more of asphaltic concrete laid upon sub-base approved by the Department of
Public Services. Where there is paving to match existing roadways, the new
paving shall match the design grade of the existing street. For Laguna Drive
the total width for the southerly half of the roadway shall be 20 feet instead of
the 18 feet as shown on the typical section of the tentative map.
5. All lots should be adequately graded to prevent ponding within the
subdivision and to provide for adequate street drainage.
6. All required street name signs, barricades and safety devices shaU
be installed in the subdivision.
7. The subdivider shall allow a sufficient deposit to plant the street
trees in accordance with the requirements of the City of Carlsbad,
8. Water mains and services, sewers and laterals and all other under-
ground utilities shall be installed prior to the paving of the streets.
9. The municipal water system is capable of serving all of the lots
fronting on Laguna Drive through an existing water main. The extension of
Home Street will require new construction of pipe lines, fittings and services,
all of which must conform to the standards of the City of Carlsbad.
IQ- Sewer service is now available for lots fronting on Laguna Drive.
A sewer line extension from the intersection of Hope Avenue and Home Street
will be required. pill construction of the sewer system shall be in accordance
with the standards of the City of Carlsbad,
11. All improvements required of the subdivider to be installed and
dedicated to the City of Carlsbad shall be described in improvement plans
approved by the Department of Public Services, and no construction shall
commence until such plans are approved.
12, One (I) standard 6" - double 2 1/2" outlets firehydrant shall be
located at the corner of Hope Avenue and Home Street,
The City Clerk is hereby directed to place a copy of this resolution in
the usual course of mail, addressing the same to R. L. Watson, 2601 State
Street, Carlsbad, California.
