That it would not be deterimental to public necessity and convenience to allow a variance with a frontage on Chestnut Avenue of 60' af; the easterly lot after the lot split, to a depth of 35f, then a 10* easterly jog in the westerly property line of said easterly lot, and then extending to the rear property line with a width of 50' of said easterly lot. 3. That the granting of such variance retaining the minimum 60' frontage to a depth of 35' will not adversely affect the comprehensive general plan. 4. That the approval of the application in the variance granted herein be, and it is hereby subject to the monumentation as required by the City Engineer.
