WHEREAS, the Planning Commission of the City of Carlsbad on the 13th day of August, 1963, recommended to the City Council that the revised tentative map of FALCON HILLS SUBDIVISION be approved; and WHEREAS, the City Council of the City of Carlsbad on the 20th day of August, 196 3, considered the recommendation of the Planning Commission; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad, that the City Council does hereby approve said revised tentative map of FALCON HILLS SUBDIVISION, subject to the following requirements and conditions being performed by the Subdivider: 1. All domestic water supplied to this subdivision shall be supplied by the Carlsbad City Water Department. 2. All buildings constructed in this subdivision shall be sewered by the Carlsbad Public Sewer System. 3. Sewer and water lines shall not be laid in the same trench in any part of this subdivision. 4. Proper drainage shall be maintained throughout the subdivision so as tl prevent ponding and/or storage of surface water. 5. One (1) Standard six inch (6") fire hydrant shall be located at the following in Unit 3: (a) On lot line between Lots 90 and 91 on Monroe Street. (b) At the Southwest corner of Monroe Street and Elm Avenue. (c) On the lot line between Lots 42 and 43 on Blenkarne. (d) At the Southeast corner of Elm Avenue and Westwood. (e) At the Northeast corner of Westwood Drive and Falcon Drive. (f) On the lot line between Lot 32 and 33 on Westwood Drive. All required street name signs, barricades and safety devices shall be installed. 17. Proposed Lots 51, 52 and 53 radiating around Truesdell Lane cul-de- sac, which have 10% or more area in excess of the required minimum are good land use planning and exception shall be permitted to reduce the required lot frontage from sixty feet (60') to fifty feet (50') at the front yard setback line. The developer shall grant a ten foot public sewerage and drainage 18. easement connecting Blenkarne Drive and Monroe Street approximately adjacent to the northerly line of proposed lots 61 and 86. The developer shall come to ar agreement with the City Engineering Department regarding the necessity of dedicating a pedestrian way and providing improvements thereon over said publi sewerage and drainage easements. 19. The developer shall vary lots lines as necessary so as to cause all lots in the area shaded orange on Exhibit "A" to be a minimum of 9, 000 sq. ft., and shall vary lots lines as necessary so as to cause all lots in the area shaded yellow to be a minimum of 10, 000 sq. ft., and the remaining lots to be a minimi of 7, 500 sq. ft., excepting that lots 1 thru 6 and 10 thru 13 of Unit 3, and 23 of Unit 2 shall be a minimum of 10,000 sq. ft. ; Lots 15 thru 22 of Unit 2, and Lots 18 thru 26 in Unit 3 shall be a minimum of 9, 000 sq. ft. 20. The width of proposed local streets as submitted is satisfactory, how ever, the following through streets and arterials shall be established as follows: (a) Elm Avenue - Right of way width 84 feet, curb to curb width 64 feel (b) Canyon Street - Monroe Street and Donna Drive - Right of way widt 60 feet, curb to curb width 40 feet. 21. Westwood and Monroe Streets shall intersect Elm Avenue at right angles to provide safe and adequate roadway for vehicular movement. Otherwist property line radii at these intersections shall be increased as required by the City. 22. Because of previous development of surrounding properties, location of utility poles shall be placed in the street. 23. The subdivider shall furnish the U. S. Post Office, Carlsbad, California with a copy of the final subdivision map. 25. All improvements required of the subdivider to be installed and dedicated to the City of Carlsbad shall be described in improvement plans approved by the City Engineer, and no construction shall commence until such plans are approved. BE IT FURTmR RESOLVED that the City Clerk is hereby directed to place a copy of this resolution in the usual course of mail, addressed to the subdivider at his address as shown on the tentative revised map.
