WHEREAS, the Planning Commission of the City of Carlsbad on the 10th jay of September, 1963, recommended to the City Council that the tentative map of Magnolia Village Subdivision be approved; and WHEREAS, the City Council of the City of Carlsbad on the 17th day of Saptember, 196 3, considered the recommendation of the Planning Commission; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City 3f Carlsbad, that the City Council does hereby approve said tentative map of MAGNOLIA VILLAGE SUBDIVISION, subject to the following requirements and 2onditions being performed by the Subdivider: I. All domestic water supplied to this subdivision shall be supplied by the Zarlsbad City Water Department. 2. All buildings constructed in this subdivision shall be sewered by the Carlsbad Public Sewer System. 3. Sewer and water lines shall not be laid in the same trench in any part of this subdivision. 4. Proper drainage shall be maintained throughout the subdivision so as to prevent ponding ad /or storage of surface water. 5. One (1) standard six inch (6") fire hydrant shall be located at the corner of Harding Street and Magnolia Place. 6. Because of the irregular shape of the subdivision and location of existing utility poles, location of utility poles shall be placed in the street. 7. A grading plan shall be submitted as required by ordinance prior to issuance of building permits on any of the lots. 8. The cul-de-sac street name "Magnolia Place" shall be changed. 9. All improvements shall comply with the standard plans and specifica of the City of Carlsbad. ions 10. Type "G" concrete curb and gutter shall be installed in all streets. :onCrete cross gutters shall be six feet (6") wide and located as required for rainage. 12. Sidewalks shall be four feet (4') in width and located six inches (6") rom the street right-of-way line, except on Harding Street and Magnolia Avenue Then sidewalks shall be five feet (5') in width and located six inches (6") from he property line. 13. All required street name signs, barricades and safety devices shall be nstalled. 14. Six inch (6") diameter water main with standard fire hydrants and .ppurtenances as required by the City shall be installed. One inch (I") copper rater services shall be constructed to serve each lot. 15. Eight inch (8") diameter sanitary sewer including required manholes .nd appurtenances with four inch (4") diameter service laterals for each lot hall be constructed as required by the City. ix inches (6") if the required minimum grade can be met.
