IO84 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CARLSBAD, 'APPROVING TENTATIVE MAP OF OCEAN VIEM ESTATES SUBDIVISION. WHEREAS, the Planning Commission of the City of Carlsbad on the 8th day of December, 1964, recommended to the City Council that the tentative map of OCEAN VIEW ESTATES SUBDIVISION be approved; and WHEREAS, the City Council of the City of Carlsbad on the 15th day of December, 1964, considered the recommendation of the P1 anni ng Commission; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad, that the City Council does hereby approve said tentative map of OCEAN VIEW ESTATES SUBDIVISION, subject to the following requirements and conditions being performed by the Sub- di vi der: 1. All domestic water supplied to this subdivision shall be supplied by the Carlsbad City Water Department. 2. All buildings constructed in this subdivision shall be sewered by the Carlsbad Public Sewer System. 3. Sewer and water lines shall not be laid in the same trench in any part of this subdivision. 4. Proper drainage shall be maintained throughout the sub- division so as to prevent ponding and/or storage of surface water. located at the lot line of Lots 8 and 9. 5. The subdivider shall submit names for "A" and IIB" streets. Janis Way as shown and named is acceptable. 11. All improvements shall comply with the Standard Plans and Specifications of the City of Carlsbad. 12. Street paving shall consist of two inches (2") of asphaltic concrete with stone chip seal coat laid on four (4) inch of decomposed granite base. 13. Type "GI' concrete curb and gutter shall be installed in all streets. Concrete cross gutters shall be six (6) feet wide and located as required for drainage. 14. Sidewalks shall be four (4) feet in width and located six (6) inches from the street right of way line. 15. Six (6) inch diameter water main shall be installed ir a portion of Janis Way and "B" Street. Eight (8) inch diameter water main shall be installed in the ten (10) foot easements, ''A" Street and Janis Way from the easement in Lot 21 to the easterly boundary of the subdivision. Standard fire hydrants, Standard wharf hydrants and appurtenances as required by the City of Carlsbad shall be installed. One (1) inch copper water services shall be constructed to serve each lot. 16. Eight (8) inch diameter sanitary sewer including re- quired manholes and appurtenances with four (4) inch diameter service laterals for each lot shall be constructed as required by the City. Pipe diameter may be reduced to six (6) inches if re- quired minimum grade can be met. 17. The twenty (20) foot easement shall be surfaced to its full width with 2" A.C. paving and a 3 foot P.C.C. gutter down the center from the conduit discharge structure to the easterly right of way of Monroe Street where an underdrain section shall be pro- vided for through the proposed parkway of Monroe Street. The ex- pense of this being borne by the subdivider. We further recommend that the above portion of the twenty (20) foot easement shall be granted to the City as a Public Right of Way Easement. 18. All required street name signs, barricades and safety devi ces s ha1 1 be i ns tal 1 ed. 19. Survey monuments and street trees shall be installed as required by City Standards. 20. Alignment, location and grade . of all improvement shall be subject to approval of the City Engineer. Complete plans and specifications must be submitted as required for checking before construction of any improvement is commenced. 21. The reduced forty-eight (48) foot cul-de-sac radius shall be accepted due to limited area to be developed. A one (1) foot barrier strip at the east end of Janis Way shall be deeded tc the City as a separate lot, and shall be accepted by the City but not for public use. 22. Lots 4 and 13, radiate around a cul-de-sac and are good use of the land and shall be approved under conditional ex- ception under Ordinance No. 9050, Article 209, subject to a mini- mum width of fifty-five (55) Peet at the fron't yard setback line. In order to provide access to the proposed subdivision, the sub- divider shall acquire fee title to the proposed extension of Jani: Nay at his sole cost, shall improve said right of way including utili ties according to the standards and specifications approved by the City, and shall dedicate said improved rights of way to thi -3-
