A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CARLSBAD ADOPTING PRECISE PLAN FOR TAMARACK PLAZA,
CU'HEREAS, on the 10th day of January, 1967, the Planning Com-
mission of the City of Carlsbad adopted Resolution No. 485, recom-
mending the adoption of the precise plan of Tamarack Plaza, a copy
of which precise plan is attached hereto and marked Exhibit IIB",
nd made a part hereof; and
NHEREAS, on February 7, 1967, a ly advertised hearing was
held by the City Council of the City Carlsbad, at which time the
City Counci 1 considered the recommenda of the Planning Commis-
sion, heard all persons interested in or opposed to the adoption of
the precise plan, and considered all factors relating to the adop-
ti on thereof.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the Cit
of Carlsbad as follows:
1. That the precise plan, marked "Exhibit B", attached heret
entitled "Precise Plan of Tamarack Plaza", No. PP 6702, dated
December 9, 1966, is hereby adopted as the precise plan for the
area shown and described in said "Exhibit B", subject to the follow
ing conditions and restrictions:
(a} The development of subject property shall conform
to all ordinances of the City of Carlsbad unless the precise
plan Exhibit "B" and/or the following conditions are more
res tri cti ve.
(b) Existing driveway aprons serving subject property
from Sandra Place shall be removed and curbs installed in
existing curb cuts.
(c) Sidewalks shall be five feet minimum in width and
located as shown on Exhibit "€3". The remaining strips of
land between the sidewalk and the property line on Jefferson

Street and Tamarack Avenue, and betMeen the curb and sidewalk
and between the sidewalk and masonry wall on Sandra Place
shall be:
1. Planted and maintained with minimum 15 gallon
size trees listed on the City Official Tree List and
with approved shrubs and ground coyer, all planted in
accordance with the requirements of Ordinance No. 9174.
Trees shall be located as shown on Exhibit 'IB":
2. Served by a water irrigation system and be
supplied with bubblers or spi
(d) All areas colored green on Exhibit "B" except any
area purchased by the State for highway right of way purposes!
shall be planted and maintained with trees, shrubs and ground
cover, all planted in accordance with the requirements of
Ordinance No. 9174 and all served by a water irrigation
system supplied with bubblers or sprinklers.
(e) All paved areas shall be landscaped in accordance
with Ordinance No. 9181.
(f) All plans for the landscaped areas shall be approved
by the Planning Department.
(9) One free standing sign only, not over 35 feet in
height, may be used to identify all phases and uses of the
premises, which sign may have two faces each 200 square feet
or less in area.
. (In) All other signs shall be "wall signs" which shall
conform to Section 3.27-27 of Ordinance No. 8038.
(i> Subdivider shall install curb, gutter and sidewa ks
on the Westerly side of Jefferson Street from the Souther Y
boundary of Jefferson Street School to Tamarack Avenue and
shall include such improvements on his improvement plans,
and shall execute an agreement to install such improvements,
satisfactory in forms to the City Attorney.

(j) Subdivider shall install asphaltic concrete side-
walks on the Westerly side of Jefferson Street from the
Northerly boundary of the Jefferson Street School to
Magnolia Avenue, and shall execute an agreement to install
such improvements, satisfactory in form, to the City Attorney.
(k) Subdivider shall secure a building permit for the
uses mentioned in the Precise Plan for the subject property on
or before February 7, 1968, and shall have said construction
completed on? or before Au st 7, 1968, or in the event said
permit is not so obtained or said construction not so completed
shall plant and maintain lawn in the area not so improved.
(1) No diesel fue shall be offered for sale upon the
property.
2. It is hereby ordered that the City Man er and persons
working under his direction are assigned the duties of enforcing
and requiring compliance with the requirements of said precise plan
PASSED, APPROVED AND ADOPTED at a regular meeting of the City
