HomeMy WebLinkAbout1969-05-20; City Council; Resolution 1613RESOLUTION NO. 1613 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CARLSBAD, APPROVING THE TENTATIVE MAP OF RANCHO CARLSBAD WHEREAS, the Planning Commission of the City of Carlsbad on tl 3th day of May, 1969, recommended to the City Council that the entative map of Rancho Carlsbad be approved; and WHEREAS, the City Council of the City of Carlsbad on the 20th ay of May, 1969, considered the recommendation of the Planning ommission; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City f Carlsbad, that the City Council does hereby approve said entative map of RANCHO CARLSBAD, subject to the following require- ents and conditions being performed by the Developer: 1. The Conditional Use Permit shall be subject to the filing f a final parcel map. 2. The interior streets do not meet City standards, are not cceptable for public dedication, and are not to be shown on the inal parcel map. 3. Dedication requiredi.for El Camino Real -- that portion nequired to secure a right-of-way 126 feet in width in accordance rith County plans, insofar as this property is concerned. 4. Dedication required for Cannoh Road -- developer shall !nter into agreement with the City to dedicate and improve Cannon load upon demand of the City, insofar as this property is concerned. 5. Public improvements to be as follows: (a) Bonded agreement with the City of Carlsbad to construc the following improvements on El Camino Real , -- grading, ornamental street lights, street trees, con- crete curb, gutter, sidewalk, and paving, to meet and match new County improvements, at such time as El Camino Real is completed by the County of San Diego. 1 0 Item 5. This development shall be required to connect to the Carlsbad sanitary sewer system. 9. All utility distribution facilit es shall be placed under- ground within this development. 10. A landscape and sprinkler plan shall be submitted to the City of Carlsbad Planning Department for approval, prior to construction. 12. A decorative six-foot (6ft) high, masonry block wall shall be constructed on all boundary lines, except the Southeast property lines, which bears N 29-37-22 E. 13. A ten-foot (loft) setback line shall be established along the East property line. 14. The development of the proposed mobile home park shall be subject to all requirements of the City Ordinances and City Engineer pertaining to public improvements. 15. The development shall reamin an adult community and not become a family-type community. 16. If, for any reason, the development cannot proceed as planned, the Conditional Use Permit shall be revoked. 17. Alignment, location, and grade of all improvements shall bc subject to the approval of th City Engineer. Complete plans and specifications shall be submitted, as required fc checking and approval, before construction of any improve- ment is commenced. 18. The developer shall enter into bonded agreement with the City, guaranteeing construction of all public improvements 19. No permission shall ever be granted for connection to the developer’s private sewer lines, from properties outside the subject development. 20. Fees-in-lieu of park dedication shall be waived, since the development is providing internal recreation areas. BE IT FURTHER RESOLVED that the to place a copy of this resolution in the usual course of mail, addressed to the subdivider at his address as shown on the tentativ map. -3-
