:he action of the Planning Commission regarding his herein men-
;ioned application -Planning Commission Resolution No, 689.
2, All steps required by law in connection with said app-
lication and appeal have been complied with,
3, Said appeal and application are denied without prejudice
:o applicants' right to seek approval of their application after
tppropriate changes are made therein.
4. In the opinion of the City Council the following facts
and reasons make the granting or denial of said application neces-
;ary to carry out the general purpose of Ordinance No. 9060 as
%mended: Inadequate covered parking facilities; inadequate recrea-
:ion areas, particularly for children; general insufficiency of OVE
~11 design as per staff opinion,
5. Notwithstanding the denial herein, the staff is directec
;o cooperate with applicants in an effort to arrive at a plan whick
