DEVELOPMENT, UNIT #1, TRACT #71-2. WHEREAS, the Planning Commission of the City of Carlsbad on the 24th day of August, 1971, recommended to the City Council that the tentative map of H. B. Development, Unit #1, Tract #71-2 be approved; and WHEREAS, the City Council of the City of Carlsbad on the 21st day of September, 1971, considered the recommendation of the Planning Commission; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad, that the City Council does hereby approve said tentative map of H. 8. DEVELOPMENT, Unit #1, Tract #71-2, said property being located between the A.T. & S. F. Railroad right-of- way, in the Ponto area and 1-5, being a portion of Sections 28 & 2 Township 12 south, Range 4 west, San Bernadino Base and Meridian, in the City of Carlsbad, County of San Diego, State of California, a1 so known as parcels 5, 7, and 2, Page 171 , Book 214 and Parcel 5, Page 150, Book 214 of the Assessor's Map of San Diego County, subject to the following requirements and conditions being perform ed by the Developer: 1. That all improvements be constructed as required by ordi- nance and the City Engineer. 2. That the alignment of Poinsettia Lane easterly of Avenida Encinas be revised subject to the approval of the City Engineer, as necessary to conform with the alignment of the future bridge. 3. Development shall conform with the requirements of the approved specific plan adopted by the City Council on January ' 6, 1970. Developer shall enter into a standard secured subdivision improvement agreement guaranteeing construction of the required pub1 ic improvement. 6. Provisions to transmit storm waters in an underground conduit to the nearest natural watercourse shall be approved by the City Engineer prior to construction of storm drain. 7. That those parcels zoned for residential uses on subject tentative map be subject to the City of Carlsbad Park dedication 4. Street lights along Poinsettia Lane shall be "Miss.ion Bell ordinances. PASSED, APPROVED AND ADOPTED by the City Council of the City of Carlsbad at a regular meeting held on the 21st day of September 1971, by the following vote, to wit: AYES: NOES: None. Cmn.
